Isn't Sattahip only about 30 minutes (at most) past Pattaya straight down Sukhumvit? Rayong (the town itself) is probably about an hour.

stay in central/ north pattaya

No use in alianate yourself in a remote area where the presens of thais is to intense. It will cause damage to your brain.
You will regret it within weeks.

Pattaya and only Pattaya
Get a bike, a good girl and enjoy the foodscene in pattis, the grand cinemas, the entertainment and the great gyms. Get laid and get in shape

Yeh, but Route 36 to Rayong is much faster.

No harm in renting for a while, see how you get on with the place. Ban Chang is your nearest mongering destination.

Can be a real pain route 36. I agree that Ban Saray is good. Close to Patters and fairly unpolluted.

We have a block of dirt with an old house on it in the northern part of Sattahip.
Not many farangs down that way. Basically an all Thai area. Lots of Thai navy guys around the place because of the big naval base there.
A few nice new Thai style housing developments along the highway.

Baht buses run up and down the highway all day up until 6pm. Can be a very slow trip with frequent stops with all the school kids. After hours its private taxi or private car to get home from Pattaya at night. Would probably set you back about 500 baht these days?

Not a place I would choose to live myself, but the wife has family there.

There is nothing there. Both places.
Ban Chang too close to Mapthaput Industrial estate. Expect hair loss & teeth falling out.

I rent a house in Sattahip, Plutaluang close to the junction of the 3 and 331 near Utapo Airport. $5000 baht/month. Nice house about 10 years old with fenced yard 3 bedrooms. There are several others in area for rent. landlord is a Navy Captain.
