Thread: Condos for sale on Wongamat Beach

Hi guys,

I have 3 condos for sale in Wongamat Beach Resort on the 6th floor, North Pattaya near Naklua bay. They are about to be completed in April/May 2010. I bought them off plan two years ago as an investment but I have 2 other units on the 19th floor so don't mind selling the 6th floor condos. I actually wish I could keep them but I think I'd be a bit stretched financially which is the reason for the sale.

The development should be real nice when done as it is basically a 5-star resort. The condos all have sea views and are foreign ownership which are all sold out from the developer.

The last list price from the developer on the units was about 3.1million THB a few months ago, although there are no longer any foreign ownership units available. I'm looking for 2.8 million THB ono.

Here is a list of the things the resort has:

• 200 metres from the quiet and secluded Wongamat Beach in Pattaya City
• Resort style living with its gardens, jogging track and an al fresco restaurant/coffee shop
• Large swimming pool with waterfalls
• Fitness Centre
• Car parking facilities for over 300 cars
• Gated entrance with security guard
• Helicopter landing pad, for those who wish to fly straight in

can you say how many beds, sq m, sea view ? kitchen details / bathroom fitting quality..

They are all studios, 48sqm in size. The quality of the bathrooms is pretty good. The rooms don't come with kitchen or furnishing but that can be arranged through the developer if interested.

can you tell me how much the developer wants to complete the units (ie kitchen etc) ?

I've paid the developer 208,000 THB to fully furnish one of my studios on the 19th floor already, which includes:

kitchen cabinet + sink
Kitchen Wall Cabinet
Kitchen tiles
Microwave
Toaster
Kettle
Fridge

L shaped sofa
Tv table
coffe table
Dining table + chairs
32" Flat Screen

King Size Bed + Mattress + Sheets/Pillows
Curtains
Closet with mirror
Air Con unit
Bed side table

It worked out pretty conveniently for me as I'm hardly in Pattaya so I don't have to worry about anything. Obviously it would be cheaper if you just wanted the basics like the kitchen and air con which would mean you could just source the rest yourself. From the pictures I've been sent of the furnishing everything seems to be of good quality though. Someone has posted a video of the showroom on youtube which is basically what I got, just search for Wongamat Beach Resort.

do you have any pictures of the condos?

I have already sold one of the units, but I'm looking to sell the others fairly quickly so willing to go down to THB 2.5 million on each unit. Th condo is due for completion in May so there aren't that many other images available yet.
