    Phuket Gazette : Prop Up Property Lies

    A couple of weeks ago a column was written by a local real estate attorney with blatant lies regarding 30 year lease and the supposed extensions 30 + 30 year

    BULLSHIT !!!

    when there is no provision for a lease holder to have any option past 30 years PERIOD

    30 years is the limit on residential contracts registered w land dept.

    Three (3 ) years is limit on residential contracts NOT registered w land dept.

    And much of the land around Laguna and Bang Tao is so called Ratcha Passa Deux, means govt owned and thus is not eligible for 30 year lease.

    Bad legal advice seems to be epidemic here. Some of the lower end "store front" attorneys in Thailand are downright dangerous, there appears to be very low licensing standards even for who is allowed to call himself an attorney.

    What do you expect by a rag thats partly funded by property advertisers..

    The fact that even high end places are going for 30% of their peak highs is not a subject they dare write about.

    Probably don't mention that leased land should only attract about 50% of it's retail price.

    same price as outright purchase. And even the landowners think there are 30 year extensions.

    No it isn't
    Who ever started that crap ( no doubt a westerner bent on circumventing Thai laws ) made money but then based up a scenario ever since that reasonable laws re foreign ownership never needed implementing .

    Tax profit or restrict resale if you want to control foreign speculation .

    i went through the same shit as you ripley, at the time it was going to cost me 25,ooo bht to set up company .. as i walked through the door to office legal guy said you need to set up something elses ,i said fkit and walked out .. when i went to reg land lease . bossman wanted 30,000 bht kick back for 30yr lease so i said fk that too ... and yes your right 30yrs is max and no addons .. as soon as you walk through the door all they see is pound/ dollor sign flashing in front of them .. what ever people tell you nothings kosha here .. good luck hope you can sort something out ...

    " Bossman" ? You mean the Land Dept clerk wanted 30,000 in his pocket to register the lease?

    There is a tax on the total amount of the lease.

    . yeah he wanted 30,000 bht to do ,told him id give him 5,000 and thats it, hes sat in chair swinging to and throw sunglasses on puffing on a cigg like a scene from a gangster movie , i just got up and walk out ended up just doing 3yr lease , then renew if you want .. whatever way you look at it in thailand whatever you want to do your going to have to pay someone , nothings for free mate ......

    Phuket seems pretty bad I lived here long time now, my wife went to the Amphur to get the yellow Tabian Baan for a farang and she was approached by some woman in there she saying I can fix it for no need to wait give 10,000 baht.

    along the same lines , i went to amphur with thai g/f for the yellow , top man says for me to get ive got to marry thai g,f .. tries to explain to him thats wrong info your speaking then the bht was mentioned and i just got up and left .. dont mine giving them a drink for doing , but if there going to try and fkme , i wants kissing first

    ive tried to explain the situation to g/f but after 5 mins she gets that glazed look in her eyes and she dont drink or smoke /just me / she thinks any thai whos higher up the food chain must be right ....

    If I don't get what I want at the right price first time I set her on them.
