| The Dog | Pattaya Real Estate Agents, are they all twats? A friend of mine works in Hong Kong, has done for many years, but invests a lot of money in Pattaya, his best investment is some land he owns which recently he was offered 21 million baht for, he turned that down, although he is thinking of selling some of the land he has that is attached to his house, this is a different area of Pattaya, so we could consider him a serious investor. Anyway he see's a nice house that he likes for 13 million baht in the Pattaya area on one of the Pattaya real estate agents web sites, phones them and asks what area of Pattaya is the house, he gets Miss moron Thai, she doesn't know and promises to phone him back in 10 minutes, 2 hours later he gives up and decides to go out, so this is how Thai real estate agents in Pattaya deal with their customers, another example. I put up a friends place for sale in Jomtien, bargain it was at 7 million, the estate agent came round and took some lovely pictures of it, 3 months later it still wasn't in their window nor on their website, why would anybody waste their time dealing with these people?

| Just one up from TEFLers in my opinion, i just love how they are always trying to talk the market up and say how well they are doing. I do actualy have one mate who has the misfortune to be an estate agent though and he told me he didn't sell a single house in all of 2007 just condos. |

| When I bought in Pattaya I realised that the thai brokers were twats. They neither listen nor understnd basic requirements. The farang ones were patchy too. One or two exceptions. But rare as hens' teeth. The two ears one mouth approach that works in the UK is unheard of here. |

| They suck. I have called on several houses and got the run around every time. They NEVER return calls. Sometimes the house was sold and still on their website (even though it sold 5 months ago). Just today I was in and office and the staff barely broke off the couch they were sleeping on to answer our quesions. Twats? I would say LAZY, UNQUALIFIED and IGNORANT....and yes TWATS!!!! The other experience I have had is the price goes up once even after they have quoted my wife the price. This has been with Thai "brokers", that probably sell houses, cows, chickens, pigs and small children to the highest bidder. Mostll Thai Chinese. I have deleveloped quite a dislike for those arrogant twats........

| 2007, while searching for a house, I sent a bunch of e-mails to agents in Pattaya, Hua Hin and Rayong. Got only two answers whereof one got the business as he also answered my further questions. |

| Had a game of Golf with a guy last month who is a lawyer for a real estate development firm - said much the same about some people he'd met in the business. He is still wondering how they evaluate a property, no rules apply except greed. |

| what a silly questions, of course they are twats, the only good news is that they are as clueless here as they are in Europe, try having an agent call you back or follow your leads in Europe unless he is 100% sure you are going to buy from him, good luck |

| Does anyone have any idea of size of expat real estate market in Pattaya / Jomtien. Number of properties available on market to sell? Number of properties available to let long term? Foreign owned, available for "holiday" lets? |

| I Have A Large Property On Beach Road Jomtien For Sale. Have Had 5 Or 6 Agents(?) Come Look, Take Pictures, Only To Have Them Not Only Not Post, But Cannot Remember The Property When We Call Back. Most Miss The Original Appointment. This Is Not Just Thais, Include A Russian, American, Brit In The Scheme. I Truly Want To Sell And Move On. If The Building Had A 4 Sale Sign On It And A Potential Customer Walked Into There Office With Money In Hand They Couldn't Complete The Deal. |

| Just put some colour pics etc on the boards in the local Supermarkets. They are usually free. Put them on the net also and put a sign on the gate. THAT is as good as anything and wont cost a bean, old bean! Good luck. |

| I have had a house to sell with a couple of local agents for over 3 years, in that time they have had 0 people to view house. Luckily it has been rented, it is IMHO a nice house in a nice village at a good price, but they prefer to sell new houses! |

| yes we allso had a house for sell in pattaya on with a few agents did not sell but put a sign up sell or rent and it was rented out with in a week that was a year a go and the renter is haveing it for one more year so keep on with the market |

| When I was in pattaya recently I called in with many Agents in person. Very few of them got off their arses or even looked at me. The only people who welcomed me and spoke intelligently to me was at Alan Boltons on Second Street. I had been asking about short-term rentals for 1 or 2 bedroom condos/apartments/houses. I was told that such availability was limited. At least Boltons gave me their business card and suggested that I phone or check their website on a regular basis. I never went on to do business with any of the agents so I can't say how good or bad any of them are. |
