| Price Direction With all the recent hicups in Thailand many people are now cautious about the property market. What about the basic condo market where the laws are a bit more forgiving..... Post your comments on the future of the condo market and prices! |

| The Grand Wazoo | ^I suppose I should practice in the kiddie corner. My understanding is that condos in Pattaya are generally undervalued in comparison to say the Bangkok market. VT6 was selling for around 50k per sqm. Now asking prices seem to be around 60-65k per sqm. What does 65k per sqm get in Bangkok? What I'd also like to know is what is what markets are moving now. Are mid-range condos selling? (3-5 million) How about the up-market? (10+million?) |

| Hi EarlSorry to have butted into the scene - but I thought starting a poll woud be a good way to kick start the condo scene off from my end.Currently only a few votes but most say its going up!Generally the condo market has suffered recently but nowhere near as much as the housing market!The main thing I feel with the predominantely foreign condo market is that most condos are purchased with 'spare' cash as opposed to being tied on finance.... therefore if the market hits a bump or two - most people will sit it out as they are not worrying about defaulting on finance as you may be with a second home in the West.So I GUESS - things will continue to be dull until they turn around and then the prices will increase further.Watch this space!!! |

| My guess it will fall flat on it's face. I've watched the pattaya market for over 9 years and feel that the prices have only risen because of foreign developers. Once they go it will stabilise at pre97 prices. And they will go because there is no foreign money coming in any more. And Thailand does not want them, neither do I. |

| I was working in Pattaya in 1997, the baht crash caused a lot of overfinanced people to go to the wall, many of them had made loans on property that was overpriced. There were a lot of cheap properties for sale for a couple of years after that, thats when a lot of developers moved in, which is what they do, that's business. I am not a statitician or one for figures, but feel free to look up some historical news items. Condos were around 400 to 500k then, same condo today would prbably fetch 1.5-2 M. And I forgot to say earlier i am not warning anybody just stating what i think will happen, I'm not a guru, I'm not a financial forcaster, but I do believe in historical cycles whn it come to money. Do you remember the crash in Australia in 86? I don't know what's got up your skirt mate, but interesting to read and keeps me awake. |
