My Thai wife and myself would like to purchase land in Nahkon Sawon.
Our plan is it be large enough to build small 2 and 3 bedroom homes and sell them off. Any input or direction would be greatly appreciated.

Why Nakhon Sawan? One of the shittiest places in Thailand IMO.

You won't sell any houses in that crap hole, what will happen is all of her family will move into your shiny new houses and your investment will be all for nothing.
Find somewhere else or even better, don't try property development in a country where you can't even own the property you're building.
As long as the homes are between 3-4 million baht selling price you should be able to sale them. But, you have to know what you are building and what you are doing. Not a big profit margin but better than nothing.

Thankyou for the reply's. I will respond by saying, if my Thai wife and myself go ahead with our plan we will make sure all the t's are crossed and the i's dotted.
l dont like tourist resorts full of loud tourists, l love Thailand and Thai people, Im'e a nobody, l find Nahkon Sawon is ideal.
If we do go ahead with our plan, my Thai wifes family are not users, they are the opposit, they dont expect a cent from us, we give because we want to.
Some people are fools when it comes to being sucked in and used, l can assure you my wife is not a user and l am not a fool. My Thai family wont be getting our houses. At some time l would like to improve their's or build them a better one.
I should mention we already have an invesment property in Nahkon Sawon.
Thankyou hillbilly for the positive responce, no doubt you are not a fool. Your suggestion regarding the selling price etc, are along the lines l thought might work.
I dont want to make million's of $$, just do OK and believe it or not,, help Thai's along the way.

I lived there for a couple of years during the great flood. You should make sure you find an area that isn't in a flood zone. Nakhon Sawan isn't a bad town. It's got great Thai and Chinese food and it has one of the biggest Chinese New Year celebrations in Thailand. It's worth a trip at Chinese New Year. It's got one of Asia's wildest Chinese dragons.
It also has great nightlife and discos. The karaoke singers are some of the best in my opinion and in the big hotels some of them sing in Chinese as well. Plenty of interesting temples, a crocodile farm, river restaurants and even a river dinner cruise. Nakhon Sawan is as good a place as any for doing business.
Thankyou Hampsha, l think there is more to Nahkon Sawon than the couple of negative replies suggest. I would still like to hear of places they concider better.
They have a huge building supply place - Global House out towards Ratburi there. Lot's of friendly help.

Every one who visit Chaing Mai say it's very good, we do intend to go there and have a look. From what iv'e been told the weather is better, not as hot.
A couple of the hotels we looked at were very basic thats for sure, no way was l going to stay at them. We usually stay at the Asian on the main road through Nahkon Sawon, its very good for the money, next time we will try a hotel we noticed close to the lake, dont know what it's called.
