No such place as KO Homes. There is the KO Park, which is an office development by the Piman Pattana company.

Why would you want to cut out the selling agent. He spends hours making the website, driving around taking photos, negotiating with difficult vendors, all out of his own pocket. Do you not believe he deserves the odd commission. I know personally that the figure of 800,000 commission is way off the mark, Its a great deal less than that. The Thais trying this on with phone calls just asking for the location, trying to do what you do get well brassed off when, if they dont supply contact details, they dont get the location. The real estate people have to present these details to the vendor to have any chance of commission.
The website you talk off Khon Kaen Homes once placed maps on a developers property listings and within 6 weeks, property that had not moved for 5 years was sold, maybe as many as 7 houses went in that period and KKH could not prove the maps had allowed people to view without the agent and deal direct with the developer. For all those hours of effort they got 0000 baht. There is now no location maps because the vendors cannot be tied to a deal and it is their nature to not want to pay money to a third party.
If you were in your own country you would pay agent fees and be done with it. There is literally 2000 pieces of real estate to buy within the ring road of Khon Kaen but if you want to drive around for 6 months loacting it, that is your choice. Its not only what is listed, it is the local knowledge, that you cant buy. Real Estate people here are more like 'relocation experts' providing information about schools, hospitals, the city etc. A mind of very useful information.

Something you should think on, goes to prove the houses can be sold and sold quickly, maybe people consider the commissions to high, or maybe something else, but, definitly something real estate agents in Thailand should put some thought into.Quote:

There is many misconceptions about commissions. Selling new houses personally puts 0.25% in my pocket or about 5000 baht for the referral, renting a house for one year gives me 20% of 1 months rent. Do the maths, the greed is from the vendors, not all of them. Presently its a great time to buy in Khon Kaen, new housing developments everywhere, dont expect major discounts, some freebies maybe!

Talking of estate agents, had a bit of an odd situation arise this evening.
We're just moving into our new home and decided it was time to put our old place up for sale. As we're only selling for 820,000 we decided to sell it ourselves and not use an agent. Using the computer, I made some nice A4 ' for sale ' signs with a colour picture and started sticking them on lamposts ( like the Thais ) two days ago as well as placing it on a free website.
This evening we got a call from an agent offering his services for 30,000 baht . We politely declined. A mere 15 minutes later, the same agent turned up in front of our house and put a notice on the lampost right outside saying ' house for sale, 710,000 baht ' ( but not saying who's house ) ?? Checking his website he only has one property in our village and thats for 980,000 . I mean....how rude is that ?
We mean to find out if he actually has a house for sale or not by having a few friends phone to ask. If not we will consider how best to proceed with this nob.

Already done. I had just come out of the shower and happened to be looking out the front of the house when he was putting it up. Talk about furtive glances over the shoulder and rapid exit stage right. In retrospect, kind of amusing, but at the time my emotion was of unbelief and irritation.
