    Cost of Land in Korat?

    What is the cost of a rai for land just outside of Muang City in Korat? Can be off the beaten path or in a neighborhood, but needs to be close enough to run into the city everyday.

    I am just wondering, because we like Korat and thought to build a little house there to get away from Bangkok on the weekends.

    Really? Even rice land? I know in Surin and Buriam it is 30,000 baht a rai and even less sometimes. i would never have guessed 500,000!

    Probably won't need a Rai if you are building a small weekend place. For a weekend get away I suggest Pak Chong/Khaoyai area. Closer to BKK and much more scenic than Korat.

    Is that about 20 minutes into Korat? They are opening a Fitness First there and that would be a daily thing if we were in town!

    What about half a rai in those areas?

    I've read and wondered about all of these places where a rai is going for 36,000 baht.

    I've never see it. I was at a wedding last weekend in a little shit town between Korat and Khon Kaen called Ban Phai -- right off Highway 2. The lot next to the bride's place was a half rai and just sold for 650K baht.

    My property was almost 400K per rai in Nong Khai five years ago. If you want to live near any muang nowadays, be prepared to spend at least half a million per rai.

    The wedding was Thai. The buyer and seller of the land were Thais.

    It's all together possible that land exists for those low, low prices, but no place a civilized person would consider putting a house. Also probably no chanote, no utilities, flood plain, dodgy beyond belief...

    There certainly is some of that but land prices vary incredibly depending on where you want to settle. If you are talking about purely rice land, average going rate in Roiet is about 80,000 baht. Rice land however is land without road access, water or electricity. In a village with all the utilities readily available it depends on what the last piece of land sold for in that village. I paid 160,000 baht for about 2/3 of a rai in a very nice location. When I bought it half the villagers thought it was way to much and the other half thought to little. In a village down the road about 5 km where there are many farangs, the cost of a much smaller lot is about 300,000 baht! Go figure.
    Whenever you find yourself on the side of the majority, it is time to pause and reflect.

    Be careful in Korat, areas are prone to flooding. Even more chance if you're prepared to buy rice land.

    Another consideration if you are only looking for a weekend house is to find something you like and rent it. You will be surprised how cheap rentals are up country so having a full time rental may well be a much more cost effective approach than building. Will save you a bunch of headaches as well.

    Just ouside of Dan Khun Thot, we paid 166K per rai with chanote. Water and 'lectric were allready next door. There are a few bits of land, still for sale. The price seems to get better the more rai you buy in one go. It's a bit far for a daily commute though but loads of people go to the uni on the bus.

    Prices per rai vary considerably according to the area, need to sell and available services. The one common thing is that they have been increasing over the last few years. If you want to be close to Korat Town but not in it, consider going southwards to, say, Pak Thong Chai. It has a good market, golf and some breathing space on the roads. The mountains are about one hour away. Plenty of restaurants. Something for single guys too. 20 minutes from town.

    Prices per rai start at around THB300,000 with water, electricity and concrete road, if farang is not asking. You can pay up to THB1m on the dual carriageways but that's not a good location unless you want to make a business.

    The wife and I just bought 2 rai near Roi Et for 300,000 with Chanote, but, this was from family. Its got access to electric and road to the front. Last month we were offered double for it, from a local business.

    We bought vacant land about 5 Km outside of Nong Khai proper for about 480,000 Bht/Rai. Includes Chanoot. This was about 4 years ago when the Bht was 40 to the dollar.

    Amphur Phon Sai, 20 clicks noth of Suwannaphum (sp?)

    Its going to be next year before i`m there again. These world price rises are really putting a dent in pocket.
