Thailand does not have an elected government. The military are constantly coming up with these asinine rules that no-one wants. It would not surprise me if tomorrow they decided to completely overhaul the visa system and move all the goal posts. Cambodia has always had this system... Pay $35 for a 'E' type visa and stay for 1 year. No fucking 3 month reporting like someone on parole, no greasing palms of the police and immigration officials (like Thailand) just to do the job they're being paid to do.
Couple that with the comfort Thais have being totally racist and charging more money to foreigners wherever they can, makes me not want to invest money into Thailand ever.
I am not buying property in a country where it's OK to try and charge me 20 baht for taking a liter of stagnant, undrinkable water on the side of the road during Songkran because "you farang you pay, Thai man not pay". They have no problem shitting on the white man.

In order to offer accommodation for less than a period of thirty days you will need to register it with the local authority as a hotel. You cannot offer short term occupancy on a nightly basis unless you are registered. Private condos cannot be registered as hotel accommodation. Period. Furthermore, it is forbidden to use a private condominium as a place of business unless it was shown on the plans as a commercial facility when the building permit application was lodged before construction began. Also, you as house master must notify the local immigration police office within 24 hours of every farang who occupies the condo.
Fines for breaches are not inconsequential.
Finally, given that any such rental of your condo would be illegal it follows that any insurances would be voided.
Good luck with that AirBnB gig. City Halls are clamping down on this abuse everywhere and many condominiums have highlighted its prohibition in their rules of occupation.

The Hotel Associations around Thailand are getting mightily pissed off with lower occupancy rates because of this AirBnB crap - they are having to charge rates reflecting the employment of staff, paying social insurances and paying their taxes whereas the condo fly renter is paying sweet fuck all.

Be careful, someone may dob her in. In Bangkok there are more and more condos with notices placed in reception, in main entrances and in the lifts alerting residents that AirBnB, Agoda, Booking.Com etc lettings are forbidden and requesting residents to inform the condo management of any breaches.

It may well be how they are run but it's not efficient to run massive losses to build up a monopoly position so that a tiny number of business owners can cream off obscene profits. In traditional economics, that's the opposite of efficiency.
