| PorBorTor5 - upgrade - explain please PorBorTor5 is being upgraded What does this mean? Should I buy land in the missus's name or setup a company just now? Curious after the Samui problems. |

It's part of an ongoing process, all private owned land will eventually be converted to Chanoot title deed, discontinuing all other titles. It has taken time though, they started with city areas and are now at a point where Isaan farmer land is beeing converted. Still probably 10 years or more until all land has Chanoot title..

| Tounguin for a beer. | ^ Hardly worthless. I think there are a lot of people living on Por Bor Tor 5's. I was, I paid 5k to the right people and spent 1300B on lunch and today have a chanote! A lot of land up country is like this and they will go straight to chanote eventually with an increase in value. Get in early I say if it is within your family.

Sorry, I don't have a crystal ball... Quote:
PorBorTor5 land is not owned at all, it has a caretaker who will be registered as such at the district office and who will have to pay a yearly tax of around 10baht per rai for the right to use the land. That registered caretaker will eventually become the Chanoot title owner.

| Tounguin for a beer. | In my case it took many years of talking about it before they got around to the chanote, like a lot of things here. I'm still waiting for the road to be paved outside my house after 3 years of "next month". If you want to find out if the chanote is immanent you would need your mrs or whoever is in charge of the land to make enquiries, then do a lot of ass kissing and they may come and do it. My MIL is well connected and was able to "expedite" the whole process by throwing money at it. As I said a 1300B lunch clinched it. Once you have it you could then draw up a lease (if it is the land where your house is). I think this is a better option than the company route personally. If you are worried about chanotes in your wifes name (fair enough too, if it is in her name then she is free to do what she wants with it) then I would buy a safe and don't tell anyone the combo. If you die suddenly they can then cut it open and fight over it! |

then........ Further down the page you elaborate a little and tell us that the process to get the chanote has taken "many years" and "money throwing at it" by MIL who is " well connected" The average farang does not need this kind of poop when trying to secure land. Thats why i claim to to be worthless until it has a Nor Sor Sam or better.

I've lived on my Por Bor Tor 5 for 4 years and it was never in danger of being taken away or anything, everyone knows each other around where I live. How many people in Thailand live on that sort of land with no problems? And why should that be a problem for a Farang with a Thai wife? Like a lot of the country we were told a chanote would be happening at some point, I was just able to get it done quicker Yes I did throw money at it - 5000B. Which is what it costs you when they eventually come around to survey it. I was just able to do it quicker through the family but I only paid what I would have to pay anyway plus a big lunch as a thank you. That is how things are done here.. If I was offered some land that was Por Bor Tor 5 from a stranger I wouldn't be interested. If it was offered to my wife and I from my Thai family then that would be different.

| ^DD, that's a different legal doctrine, called adverse possession. In Thailand you need to occupy the land for 10 years. It is also the principal reason why you build a wall round your land even if you have nothing on the land itself. |
