    I need everyone's help/opinion.

    I spent most of today at the Udon Thani land office getting the deed to our four rai changed to my wife's name from the previous owner. It was very interesting to watch the process in person and reminded me of trying to hurd a bunch of cats. Anyway, I did some internet searching while we were waiting and most the searches on taxes and fees owed for transferring ownership in Thailand only showed a 2% Transfer Fee and a 0.5% Stamp Fee to be paid by the purchaser. The government took a long time assessing a value of over a million baht on the land that we paid 640,000 baht for around 10 years ago. The final fee for changing names on the deed was 60,000 baht, which seemed high to me.

    My question to all of you is, did I get ripped off? Does this compare to what others have paid to change names on a land deed after purchase?

    We paid 40,000 baht for a name change a few years ago in Ubon can't remember exact details just the final bill.

    I would tend to agree with you. We received a receipt, and I plan to go over it with a Thai friend tomorrow since I don't speak/read Thai. My wife told the land office that she paid for the land with her money and that we were not married at the time, which was a half truth.

    I believe its 2% transfer fee and 5% stamp duty.

    Klong, for how many rai, and was it a purchase or did your wife have the land given to her by her family?

    did your wife buy from her family, if so she could of said she received the land as a gift and the amount you pay becomes a lot less.

    No, she purchased from a family friend. Interesting enough, this friend gave his daughter another four rai attached to ours and she was with us getting her name changed as well. Her final bill was a bit over 43,000 baht and was told hers was less than ours because her father had given her the land.

    We brought 3 rai of land someone Gert knew needed a quick sale.

    Was it say, 58,432thb.

    Or a straight 60,000thb.


    Yes, most negotiate the % of fees paid with the seller. Usually 50/50.


    I think all transfer fees and taxes etc. on 2 condos I bought were about 2.5-3% of what the government valued them at, which was split 50/50 with the sellers.

    60k baht on a 1m purchase reeks of Naam Pla.

    Nope, total was 60,000 baht. I have left out a tidbit that will get some of you more interested. During the process both buyer and seller had to speak to an individual sitting behind all the other clerks. Both were grilled pretty good and at one point he told the seller he was done with him and for my wife to stay. It was at this point the individual discreetly asked for an additional 10,000 baht. My wife, bless her heart, just kept telling him that she had no money after paying the 60,000 baht. Since it was lunch time by then, the individual told my wife to come back when the office reopened at 1pm. We did and he again asked for the 10,000 baht and my wife kept telling him the same story. Reluctantly, the guy finally signed the papers and we finished up at 2:30pm, about 6.5 hours after we first walked into the land office.

    I told my wife if this had happened in the US, the individual would be in jail. Now tell me we weren't scammed.

    Sorry, but was it registered in a company name before you passed it onto your wife?

    If so, there's an extra 2 or 3 percent to pay as far as I can recall.

    They're wise to that. They have a guide at the land office which they use for assesing what is payable. Whether you got the land free or paid over the odds.

    So you don't think your wife has to pay the Withholding Tax?
    2.5% in all doesn't sound right, I'm sure we have had to pay 6-7%.

    That might be a possibility, however I thought the witholding was paid by the seller since they are the ones making money on the sale. I will ask my Thai friend tomorrow.

    Well, the transfer fee is the only fee/tax to be paid by the buyer but common is that buyer and seller each pays half of the total.
    That is something they should agree about brfore going to the Land Office.

    Yes, the income tax of the vendor has something to do with it. They usually pay that 100%

    I found a transfer receipt and there's simply no way that it would add up to exactly X0,000 thb.

    It would be like pulling the lever on a slot machine with 5 wheels, each one with 10 digits, and it coming up at 60,000. It's just not going to happen.
