    Lom, I would agree with you except for the fact that his daughter paid over 43,000 baht for her four rai, and she was family. Klong paid 40,000 a few years ago for three rai in Ubon, so that almost sounds in line with what we paid.

    I can tell you that all fees and taxes added up to 4.751% of the government's evaluation, which was split 50/50. But that's a condo and not land.

    They're wise to that. They have a guide at the land office which they use for assesing what is payable. Whether you got the land free or paid over the odds.

    Agree, it is just my curiosity. I told my wife how I felt and to just pay the 60,000.

    Rick, I always find out things before doing and not go to the office if not needed, makes life less stressful.

    The bottle of whiskey trick use to work wonders in and out of the land office within a couple of hours.

    It looked like the first receipt. It is stashed away and I will look at it again tomorrow. If I remember right the upper portion looked to have a 5 (%?) with a sum off to the right. A paragraph under that in Thai which I could not read, and then another amount off to the right. Both amounts totaled up to 60,000 which was the total fee on the bottom right.

    There's actually no percentages listed on mine, per se.



    Plus a few on the left that totaled 31 baht, another one that is 9 baht.

    Note the one that is 5 baht.

    Mine was xxx,540thb due to a the last baht digits being 1, 9, 5, 7, 8.

    It's too hard to believe that it would magically round off at exactly 60,000thb.


    I would guess that they decided on this number, then subtracted the set amounts, then calculated whatever % was needed to equal a total of 60,000thb. Kind of doing it backwards and starting with the total, rather than having the value, and calculating the correct % to give the correct amount due.


    If you go a bit further in the coming weeks and feel it's dodgy want more info just giz a pm.

    I too belive the total was already decided on and all they did was back into it like I mentioned before and Luigi just said the same thing. All a bit dodgy to me, but I am not so sure it is enough to blow the whistle on anyone. I will be better prepared next time and see if we can get a reasonable tax quote.

    They were definitely discussing the land assessment for quite some time and were probably just deciding how much they wanted to gouge me.

    If they have the government price evaluation of the land just above all those figures, you can work from there.

    For example 1,247,000thb.

    Mine is listed as xxx6,000thb. So it is quite exact and I believe was pulled up from records/documents in the DoLT when we went to transfer.

    I think that this is where they did you.

    Instead of using the proper figure, they decided on the total and went backwards. If it lists the total value of the land as valued by the government, it could help make things clearer. It should be here:



    If this figure is different than it should, you could have them.... If there was an investigation.

    Either they used a much inflated price evaluation instead of the real one, or they 'miscalculated' the percentages.
