None taken and thanks for the feedback. I agree, it's toast. However the inlaws are happy with it and our quarter on the right hand side will serve it's purpose (and be air-con'd in a small area). We won't actually be living there at all now, as I found a great rental house 600m away and don't plan on leaving any time soon, will likely stay here for the next 5 years I'm in Thailand. Defo insulation and keeping the place cool is a priority. We'll be spending money on insulation, and also using those marble tiles for the entire floor. The last 2 places I rented has these floor tiles and they make a big difference holding the cool in, especially if the go a metre or so up the wall, looks classy too. There'll be a small air con unit in our studio, and also a more powerful unit in the sister's (bottom left) bedroom that will face directly out the door on the opposite wall, so that should keep the whole living area cool.

Good question. Actually a lot of the 'hole' (still need to post a pic) is rubble. The guys we paid were to take out the original foundations - big concrete poles that go quite deep. They also flattened it out and tidied it up, cost about 3K.Originally Posted by sunsetter

Someone else said having bathroom door from living area is a big no no but I don't see where else it would come from other than the bedrooms. I'm very new to this, These are the first house plans I've ever actually looked at properly (thank fuk for TD!). I just never recall ever being inside someones house and having to go through a bedroom to hang a piss.
But yeah, the outdoor dunny counters this, so inside is for pissing and shitting for residents only, outside for guests. Should work. To be honest I haven't at all thought about re-sale value.

Sorry Fellas about the delay getting these cleared pics up - got myself banned for some reason, must have pissed someone off. Anyway to the real stuff TD is about; this pic is pretty much the area we have to work with for the new build. The sunken area is where the old house was.
Here is what will be the front. The gate to the side will be the side part of 'our area'. The bodgy old gate in the middle will be the front entrance. Not sure what to do about walls, gets etc yet so any ideas appreciated...
Still pondering on this and would appreciate feedback, though not so important as it's not my part of the house, still want to have a good layout. Yeah I really like that setup on the right there MTD, especially how the bathroom is further back rather than flush with the bedrooms, and the two bedroom doors are right by the bathroom door. Not sure this would work for my plan, might make the bathroom too small, but yeah the one door seems to make more sense.
Actually that's a nice designed house all round MTD, nice and simple and very functional. I like the privacy of your roomy office.

We got the builders ready to work, they don't get paid until it's finished but let me know 800-900K will be the real figure so now this could turn out to be a 1M bt build but the AUD is strong so fuk it.
We're at the stage where we need to be choosing blocks, tiles, colours, etc. I got no idea here and the inlaws want to let us make the decisions so will be looking to you TDers for som tips. Already decided that marble type floor tiling is the way to go.
Also need to finalize where windows / sliding doors are going before they start construction. I suppose the first step after levelling the ground is pouring the slab and doing the foundations, so we got some time.
