    Those tiles are gonna be neck-breakers when someone comes in from the pool with wet feet and they slip on 'em- ya gotta use tiles with some texture in that area.

    I can also buy land in Pattaya for about 250,000 Baht a Rai but it's all about location.

    You can be in Pattaya central in about 5 minutes from here and get out of Pattaya in about 10 minutes with the new expressway.

    Perfect location.

    The tiles in the main living area are textured and my kids have been running from the pool to the kitchen without problems for the past 2 weeks.

    The bedrooms have gloss tiles but you always have to be careful in your bedroom mate.

    Yes, I understand the concept of wiping your feet- however, it doesn't take much residual moisture on your feet to cause you to fall, and you can't expect everyone (especially kids) to dry their feet completely.

    I've seen people go down from wet tiles before- it ain't pretty.

    I won't use glossy tiles on the first floor with a pool- I agree they can look nice, though.

    I guess I'm still used to the litigious nature of the States where one day someone falls in your house and the next day they own it.

    Kids and Old Drunks mostly land soft, and they are the ones needing to learn how to behave in a civilized home off an Old farang retiree, no running, screaming, slobbering and incontinence, I wouldn't worry about it.

    A few more random pictures and I'll try and answer some questions asked of me by PM.

    1. The land originally was perfectly flat and on road level which offers no run-off or visual land contour.

    So we shipped in around 100 x 10 wheel trucks of soil and scultured the land which gave it a bit of style.





    This raised the main building fondations by about 0.6 metres from the road level along with the pool.

    Also saved the property from flooding last week.

    I also like to keep the pump room as far away from the main house as possible but without affecting the performance of the pump and filter.

    Here's a lovely little pool pump room my daughter's decorated with love.

    A kitchens nothing without a walk in pantry and we fitted one with heaps of storage area for the customer. I wanted to have bifold doors but she didn't so be it.

    Someone has asked me about the lounge and although I don't like material lounges this one is nice and extremely comfortable.

    I'll let you know the price when I check with the wife.

    With regard to the floor tiles I have tried to capture an image of exactly what we have laid.

    The tile in the forefront runs through the entire living area and we have a more textured tile around the pool which is seen in the background.

    Most important if you have drunks like Nedwalk and Marmite around.

    My Missus says thanks Oxy.

    The plans were done on a simple computer programe and changed a little as we went along.

    Of course you cannot change the master plans too much from those submitted and approved by the council but things have been changed slightly.

    Most of the interior colour schemes were selected by the customer as she has a set plan and normally she is correct with her judgement.

    I agree with some others here her choice/ taste alligns with what elderly Europeans are looking for, not too garish or radical, pretty basic and neat.

    In fact my house has similar furniture which we want to rip out as I feel it is too dated.

    Anyway the purpose of this thread is to show people that a decent job can be done here at a fraction of the price if you do everything yourself.

    I tried stamped concrete before and I have to admit they completely foked the whole thing up.

    It is also a bugger to sweep and I would reconsider having it done if I was you mate.

    I'm not too worried about the job being done correctly as I have a family connection and they'll get it right, but this is the first I've heard about maintenance issues...
