That's where seem professional, I have used them but the pain we went through with the build was far away from professional, as I said guys be careful.

Not too much difference between any of them, they all use they same semiskilled labour to build, supervision on each job is largely at the discretion of the workforce and their seems to be no discernible set of standards. Machinery and tools on the job seem too be limited to string and basic measuring tools. they get by using hand drawn "plans" and knowledge aquired by doing job after job off similar builds. Cookie cutter style, no variation at all so they make money by charging extras and customer contract variations to their standard designs and taking shortcuts on build. If your building you can save real money by rigid specifications on build and materials. most people don't bother, they don't' want to be seen as being tight in front of their GF.

quite normal, as PP said, the supervision can be minimal, you have to do a lot yourself...or be sorry

Dr A, if you need specifics please PM me, the end results were due to our interventions on various stages of the build, not due to NYJ believe me.

There is no way I would recommend a specific builder here, just don't know one that stands out.
The houses that are nicely built, tend to be self builds and More modest than that which is the norm here.
Around where I live we rent a 2 story Concrete monster that is at least 4 times the place that I need. But I have a mental block about buying a place here, if the rules prohibit buying & owning my own place, sooner not bother, beside that I am fully committed financially in Aust.
But my daughters plays a part in that, I need to get them back to a semi sane educational system.
Other than all that, there appears to be lack of capital gains opportunities, in Udon anyway.
There are many places around here that have been sitting empty for years.

well, maybe with a facelift and some design they could be sold on at a profit, although I don't know if property is shifting there

I know of one specific builder that I would recommend. He has been with me for that last eight years or so.

We do about two or three projects per year in BKK on the average with most of them being Thais owners with a few 'falangs' thrown in to make it interesting.

The only problem is that I am on site almost every day. I ain't cheap...

Sorry WoolyBack I do not know anything about any other builders, only NYJ who done my build, and glad you have decided to forget them.
I would also avoid "Perfect House" same side of road as NYJ, as it's the same owner, I think NYJ have lost so much work due to word of mouth, but they are still using the same outsourced brainless monkeys, who require adult supervision on a daily basis, but I think it's a general problem for all builds, Hillbilly's comments would be the way to go, best of luck in this mine field.

My advice has always been, find a home that has recently been built (that you like) and find out who the builder was.

My advice has always been, after finding that builder one still needs to be on the site on a daily basis.

My advice has always been, that even though Thai builders may not do things according to Western standards, there might be a reason.

    Good luck!
