    Architect Plans - Thai Rental Units

    Got a spare bit of land not earning you any money? Build some Thai rental units on it, in Pattaya they rent out from around 1,500baht per month to just over 2,000baht per month, plus electric and water, my girlfriends sister has just built a block of 10, cost was 800,000baht, she done them quite nice,all tiled floors and tiled verandas out front, obviously no air con or hot water shower units and things like that.







    Could stick a window in this side wall aslong as your more than a meter away from the land boundary marker.

    ^Hope she does well with them. I have found that too often you go to the trouble to try to make them nice, then the renters trash them immediately, take off in the middle of the night with everything but the paint on the walls, you have to go back time and time again to collect the monthly rent, they skip out on the electric and water bills, etc, etc. I have two small houses here which I currently have sitting empty until I can sell them - it's just way too much hassle to rent them. If they're cheap houses, with low rents, you are even more likely to have problems with the class of people who rent them - anyway, that's been my unfortunate experience.

    Was thinking of doing this when living in Isaan, right by 2 universities. Could have probably knocked up 20 small 1000b a month units for a million or so. (No shortage of penniless student scum to share 5 to room). 5 yrs and it's paid for.

    Mind you, what condition they're going to be in after 5 yrs is probably not worth imagining.

    Should think she charges 2,000baht per month, at present she rents them out to her staff.

    Not a bad return. 240,000 p/a on an 800,000 investment. Minus the opportunity cost of the land.

    No tax but there is a service charge.

    I'd install remotely activated deadbolts. They can sit in there until the rent is paid and the place cleaned up.

    I'm not sure I'm landlord material.

    hey 3000 baht a month here in Phuket same thing, but I was thinking something similar for 5000 or 6000 per month for farang, plus electric
