Need some help for renovation for new house in Bang Na

Hi guys....

just bought a new house in Bang Na.....really lost in the renovation part....saw this forum so was hoping some expertise help here.....

bought items:

1) panasonic aircon 2units(9000btu) 1 unit(12000btu)---THB 61,000 (Modern Air)

2) 700L water tank(nanos system), fujika water pump and filtration system---THB18,700 ( all from Home pro)

3) window & door grilles, 2.0X2.5m backyard cover(poly carbon roof), 2.5X4m front parking lot (poly carbon roof)----THB 102,000 (private contractor)

just to check whether the above items bought worth the money?

To do list

1) flooring for back yard 2.0X5.7m--where to buy? who to install?
2) built in kitchen, budget around THB30,000-- good contractor?
3) franke sink,hob and hood--good brand? worth the money? spoil easy?

Please help out.....forgive me for the blant info provided.......

i m looking at a 2.8m high X 1.4m length X 0.5m wide cabinet with two compartment at the top and two at the bottom...centre is a small serving window with racks by the sides.....there should be a sliding glass door besides this cabinet....the idea is to seperate my kitchen with my living room....

We have a Panasonic air con unit for the master bedroom and over the years the cylinder leaked until the point of not working, had a Thai company over to fix it and they tutted a lot complaining that this happened because in was built in Malaysia but I think it would just have been as poorly in built here in Thailand. Might be worth checking that your units aren't leaking but I think it was just the luck of the draw on the unit.

The water pump system is very similar to ours and well worth the money in my opinion, especially for an area like ours that has frequent water supply problems. We have never been affected by them. And in three years the only thing that's needed replacing was the float in the tank.

We're in the process of moving into our new house and have just had our kitchen base units done plus a 2 metre by 6 metre back yard tiled.

Here's a breakdown of what we spent :

Sink .................................................. ...............2590
kitchen cuboards .......................................... 12,220
extractor fan ................................................ 850
granite worktops ........................................... 3283
all tiles including wall and back terrace .............. 4635
labour .................................................. ...... 18,000

TOTAL .................................................. ........ 41,578

I'll post a picture later. Here's a link that might work.

That figure could be improved on if we hadn't tiled rear house terrace and had not had granite worktop. For something this size you might scrape in for around 35,000 but you will need additional overhead cupboards as well which could add another 6000 baht or so.

Here's a picture of the sink which is from Germany and a bit deeper than most.

Also been doing some wallpapering but run out of paste until the holdiday period is over and the suppliers shop is open

Op says he wants a Franke hob and hood. He may need more counter space for the hob and Franke products are a bit pricey.

Your kitchen looks great and you did well for 41k baht. If the Op wants similar to what you have he should be budgeting closer to 100k baht including hob and hood.

the appliances will cost you more than that, how come you buy a new house and you need to renovate it? you just buy the shell? then renovate is the wrong word, you mean you need to to finish it

In retrospect, having worked in kitchens in various environments, did anyone think about how you'll prepare food in that area?

Thanks Norton. Yes, not too bad for the money. I cocked up a bit with the sink as it would have been better on the right rather than the left. I actually bought a righthanded sink but changed it for a left at a time when I was a bit stressed out.
The builder did it all in a week and I give him an 8.5 out of 10. Last bloke was better but at least he was quick, finishing everything including tiling the rear terrace ( not shown ) in a week.

To Janda Joy ....yes, limited worktops but you have to go with the space you're given unless you buy a bigger house. This is actually bigger than our old kitchen so to us it will be an improvement.

From personal experience I would stay away from any appliance that has the word Fujika written on it.
