    New Electrics and Cost?

For the house refurbishment we have been quoted 40,000thb for the whole electrics job including materials. It is a small Thai wooden house with front room, kitchen, one bathroom and four small rooms upstairs.
This includes a new mains box, full rewiring and several power points in all of the rooms, including to all the appliances; oven, water heater etc.

Having never done this before, does this sound right? I thought it was high to be honest but bearing in mind we are in Bangkok.

    Thoughts?

Sounds high to me. Someone on here will know though.

How many lights, sockets, switches etc is the full job? Might get a better opinion.

there will be around 15 sockets, 5/6 lights with switches, wires for another air-con, oven, extractor hood, water heater and that's about it. New mains box and whatever other stuff is required.

I assume the cables are not going to be hidden, and there aren't going to be many lighting points then that does sound expensive.

What lighting do you have. Just standard flourescent?

Just the bog standard. I was going to run spots downstairs in the kitchen and living room.

He is hiding the cables upstairs apparently.

The cable itself isn't cheap, i think around 1200bht per 100mtr for 3 core 1.5mm. But it sounds like there's a heafty labour charge on top of that. And for a wooden house it can't take that long to do.

But i assume the cables are going to be tacked along the beams downstairs to get to the points you need.

There isn't much time involved in that.

Correct. I am now stalling the building efforts according to my other half but I am sticking to my guns until I am satisfied the costs are ok.

Treat the decision as if your life depends on it, because it does. I would prefer to pay too much to someone who was competent than hire someone who was cheap and incompetent. Give electricity the respect it deserves, shock or fire are both nasty ways to die. An improperly grounded water heater or appliance near water is deadly. If you know nothing about wiring, suggest you read about ground fault switches and make sure they are installed properly.
Of course the fact the price is high does not necessarily mean they are competent.

one way to go is buy all your materials yourself. that should save you money from the start... ask around your area who has done work for them that you can see how good/poor the job was..as far as how they ground insist on extra safety drive copper rods deeper than what they say is okay... a little research on the net and overseeing what they do is advised...

We got the local guy in from this area and he had the highest quote.

The guy that fitted our electric shower and air-con unit is doing it.

Be careful with regard to the quality of cables, fittings and fixtures mate.

You can buy a power point fitting and a power point fitting and the prices can vary upwards of 100% depending on the quality of the fitting.

Dont forget to tell the electrican to put in a few 3 point plugs especially in your kitchen and office and make sure he earths everything 100%.

And ask him what warranty he is going to offer and I would look at putting current frequency convertors on each line. From memory they cost about 250 baht each and are a must here in Thailand.

The golden rule "A cheap job is vary raely a good one".

It amazes me just how cheap things are in Thailand because the materials alone would run close to 40,000 baht in the real world depending on the quality of the lights. Friggin labor costs are through the roof as well.

To supply a new power box complete with quality main switch and appropriate RCD's is worth high $100's back here. That's just for the box.

You say you've cracked it all for up 20,000 K. Amazing Thailand.

Good luck with it and I hope he does safe quality work. Just make sure that he earths every power point, all appliances and also runs earths to your lights.

Reason for having a 3 core cable to your lights is that if its a metal fitting you must earth it and this allow's for you to supply a metal fitting in the future.

He must use 3 core 1.5 ml for your lighting circuit and 3 core 2.5 ml to all power circuits.

Check your quote as he may be using 2 core to save money, 20,000 bht is friggin cheap mate as you got a fair bit of work there.

    Good luck with it.

    Spot on LT.

I'd safely say that this spark will be using the cheapest materials possible, I'd be very sussed as 20,000 all up, its bloody cheap so that means using the cheapest materials possible to maximize his labor costs.

To fok around using low quality fitting when dealing with electrics is a recipe for disaster.

The OP might save a wedge on his electrics but end up with a fire in his house because of sub standard work and lose everything maybe his foking life.

Not trying to scare him but our advice is sound and I talk from experience.

He needs to get a quality electrician and pay the going rate.

I will be buying all the materials later on so I will specify what is required and hopefully we will have everything done to the specifications listed above.

He has already specified 300thb labour per fitment (power points and lighting), 500thb to do the mains and I am buying all the materials.

Cost me about 20,000thb so far for materials and labour for the electrics and there's still loads to do. It could run as much as 30,000thb+ in the end I reckon.

I have ran a gigabit ethernet LAN network throughout the house which cost me 18thb per meter for cat 6 cable and 245thb per access point (needed four). Total cost was 1,200thb. Tested last night and working perfectly. I have an access point in both bedrooms and an access point downstairs connected to an 8-port switch allowing all components (TV, blu-ray player, amplifier etc) access to the internet and other components in other rooms. I can stream movies and music from anywhere in the house.

Truevisions are here today installing the second set-top box for the main bedroom running the wires behind the walls. This will cost about 500thb plus the deposit for the box.
