    Yes a lot of fun, this house is a dream for me, and its my gift to my family:-) I hope we can combine a small business from the guesthouse also as well for our main business and my studio.
    It feels like its almost coming together.

    Ok, so now we have the 2nd bedroom completely clad in Teak, next will be the ceiling but here is the general look for now. After the ceiling the floors get sanded and primed.


    nice and light there are many windows that make this wood house light and not dark, plus we are also not staining it with colour a Matt uncoloured solution will be used to finish.

    So thats the 2nd bedroom, now the terrace outside is an upstairs living room. So books tv and music will al be present. Everything has networked cables in the walls to get fast broadband and intranet locally.


    The business end that will house LEd tv computers electronics for hifi, et all. This is for comparison when half clad and fully clad which i will show next. Purposely we left the posts exposed to add character, rather then hide them away like the builder wanted to do.

    so more to come.......

    Extensions, some small some big, ours is just right about 70m2 per floor. This will contain the kitchen on the bottom and the master bedroom, en-suite and terrace.



    We originally intended 6 posts at about 25m2 we had to cut the tops of the the already cast concrete, strip out the rebar and expose it to connect the new concrete. Whilst this was being done the septic tank and cess pit holes were being dug. This is a DOS 1600li serving just one bathroom, it empties to the cess pit and then drains into the lower garden which will not have any use we will raise and deck it throughout.


    here is the cross beams on concrete being prepared with rebar and casing to pour. bamboo was used for supports as it raised off the ground and spare wood for patching holes.


    The forms going in rented for 2000 badt a day, with the premixed concrete this was a quick and easy part of the house build.



    all ready for pouring, well almost......



    A concrete truck ready mix was used by pouring into bucket and then 6 workers pouring it out into the forms. a very skittish placement of planks were used for walkways and not much care for their own safety. Yet noone was hurt thankfully, and the concrete was ready for the concrete precast floor planks.



    Then the big crane comes to haul the precast ready for the team of 4 to walk over to the extension, in total the cost was 18,000 badt for about 70 planks if i remember correctly of just over 2.5 and 3 meter sections.



    A view from above, they go quickly and manage to lay a lot down, but then thier burst causes them to stop and wait for about half an hour before continuing. In total i believe about about 70 were laid and 4 were left from the order which were deducted from the quoted price.



    All done, with risers for the rebar to sit on from mounds on concrete.



    And finally brick to seal the edge and give a height to level off from. so now we await truck no2 for the filler.

    ok lets start to about 2 weeks ago, so the concrete precasts were laid giving us 70m2 extension here you can see the layout of the house from the back of the land. This is not filled and floods to about 80cms for a coulpe of days in heavy rainy season.
    The picture is taken about half way down by a big tree.

    Ayway a truck was needed with concrete to finish the floor ready for building and then later tiles to continue.

    Here we have the truck...........

    The team...........

    The end result! This now levels the downstairs floor space to 155m2. Thats 19.5m long x 8m wide.The metal prongs are for the wood posts and guess what......
    Here is a nice picture of them, 20 in total straight importantly very old and hard mai Daeng and very reasonably priced. We only need 11 for the extension so the rest will be for stairs, terraces and car port etc.

    The decking covers the total area of the ground space reducing radiation of the ground, and the filter system from septic, to cess pit to natural sand/gravel filtration system should leave no smell or effluent. It doesnt empty it on to the top of the land but processes it within and under ground. On a hot day i will be super cool in my traditional cross ventilated wood home, looking at Doi suthep lit up and the odd plane flying out of the airport. The deck is also not for sitting on, but a walkway to a studio at the very edge of the land. I had considered reed bed as the area was raised, but will wait first for 1-2 years to see what will occur naturally.

    excellent you say, it that a guarantee?

    have you ever measured the temp, because the one thing i was worried about was my son and secondly i have a thermostatic shower if its too hot it will cut the hot water inlet? Im still tempted!

    Thanks it has been a sharp learning curve, and im happy we are taking our time to make the right decisions and not too many compromises. The best bit is about to start so keep posted to the next few weeks and the extension going up!

    It can be scalding hot, so we too have to tech our kid to be dareful with the hot water

    same as in London, our boiler pumps out very hot water

    as for the thermostatic shower, that is perfect as it will only allow enough hot water through to make the temp you set - that is what they are made for!

    Well i used your signature, press on regardless and we have been fortunate and lucky and made some mistakes but little ones as to not affect the build, and we are doing ok. As you can see its been lurking in the back sections for some time, but now we are progressing hopefully towards the finish. I hope that people feel welcome to ask questions, prices, places and i would be happy to impart what ive learnt along the way.

    Forget the doctorate you should be in sales, telling me little stories and pulling me in then BAM i want your solar hot water system. You are persuading me past refusal at the moment, i might have to take a look. You're good, very good!

    Ok so we have some internal finishes coming together, this is the en-suite to the 2nd bedroom. You can see the wood panelling across the bottom which is mai teng(not to be confued with mai daeng /red wood). This will be headed by a teak hand routed rail and then the top will be some stone looking tiles in a light white colour.
    We are having a self made counter installed from a teak door and supports from the stairs of the old house, an idea of mine to use more wood we had lying around. It is actually too high so the door will be dropped about 15cms to be a more appropriate height for Thai people..i mean shorter people.
    We used VIva board rather than gyproc water resistant board because it is better has no paper to rot and mold, and though slightly more i think was a better buy.


    Rather then have a completely different look to the areas where wood is not ideal to use, we compromised and had wood finishes, using only teak wood or hard wood alternatives and have made the Aesthetic continuous in the Bathroom with exposed beams and detail.


    Again the cross beam section has been boxed in quite nicely using teak wood clad paneling. Black anodized screws for board.

    A view of the bedroom and the cross hatch technique to close the gable end and keep secure from intruders of all kinds.

    Seen from the outside terrace, with cladding either side.

    I know of a place that sells 20 m from my house very good reputation in chiangmai and very cheap, 100li hi press tube starting at 15,000. I dont go to the big places for stuff like that they over inflate everything apart from bathroom suites and septic tanks. However im still tempted by 300li because i want to feed a guesthouse and the other inlets to my house.
    From this same place i can get a closed system (which is apparently better on components no oxygen less wear on parts and is preferred if you have hard water) 200li tank, expansion vessel electric heater backup 2000w and have them separated for only 60,000. Then to plumb in about 7,000.

    its a hard decision.

    yeah, well 300L for B15,000 .vs. 200L for B60,000 (or 100L for B15,000)
