    Self Build

    Over recent months I have been looking into building my own place south of Hua Hin and I'm now starting to question the sense in continuing. Certainly in Hua Hin and surrounding area's inflated land values and the expectations of both expat and Thai land owners is staggering. Do none of these people recognise that the world economy is down the tubes!!!!

    IMO with built property values falling at least 30% from the highs of 2008/9 and many desperate owners accepting larger discounts the financial incentive for self build is fast disappearing.

    Take drive round Hua Hin and surrounding area and see if you can spot any self-build projects that do not seem to be making any headway. Make a note of the area with GPS or whatever, get a Thai to contact the land office and for a fee you can find the owner of the plot and make him an offer, buy the half build house get a local builder to finish it and either sell it or stay in it.

    I have done this a few times and each time I have made a tidy profit.

    Land doesn't need feeding, it doesn't cost anything to just keep it, it is cheap anyway in Thailand, why would people bother bringing their prices down?

    For sure land has costs next to nothing to maintain but it's dead money if youre unable to sell. If that's acceptable to land owners, then no problem.......But

    Hua Hin agents and private owners have 100's of land plots listed for sale and nothing seems to be shifting. Look at resale or new build property prices and then compare with land only prices in the same area. Based upon the property v land prices you would have to conclude that many properties have been built at zero cost or worse.

    But Thais like ghost free houses, thats why there is no market for second hand houses, never known of land prices to go down in Pattaya or Jomtien in the last 20 years, quite a few years when it isn't selling, but they still don't bring the prices down.

    Too much land for sale around Hua Hin. We had some land south of town, took years to sell. Did make a profit but had to be patient.

    Idea

    Try having a Thai spouse/friend ask a starving builder how much to build a house of X design. Then ask if he wants the work he'll need to help find a lot in X area for X Baht.

    Builders in the states are desperate for work, they'd come up with a cheap buildable lot pronto.

    do you realy want to build it by your self??? Can you expell here your experiance please. Static, Electricaty, Water, etc??
