    Leaking Roof

    My roof is leaking. It's about 1-1/2 years old now and it's made of CPAC tiles and has been sprayed with foam underneath.

    It's still looking good, as in the tiles seem to be in tact and are in line with each other. There is a slight bend in the line on the back side, but I reckoned that the roof may have shifted slightly sometime after construction. It's not much and the tiles look good. And that's the one place where it's not leaking.

    With the foam in there, there are 2 issues.
    1) The leaks must be bad on the tile end if the water is getting through the tiles AND the foam. OK, the foam isn't one solid piece like it used to be. I can see where there are a few holes in it (maybe from heat expansion on the tiles?)
    2) With the foam there, it's hard to tell where the leaks are originating from.

    Most of the leaking seems to be coming from areas that are where the sections of roof meet each other, at the joints. But the 'corner' tiles there look good, as does the cement underneath them.

    Has anyone had to contend with this? These aren't big, big leaks. But you can hear the water drip-drip-drip when the rain is really coming down. And just today, water spots started forming on the ceiling. So it's bad enough and I'm sure it won't seal itself up.

    Any advice?

    The most common reason for leaks in tiled roofs is strong wind pushing water
    in under the overlap.
    The flatter the roof is, the more leaks you get.

    The foam spray may have moved/lifted your tiles when it expanded.

    You've got to get up in the attic when it's raining to find out exactly where it gets in

    Billy, dependant on who did foam spraying, it comes with a five year gaurantee, call them back?

    Try em, then can legiticaly bad mouth them! I would be surprised if the German outfit didn't come good!
    Be pissed as well as I have had two roofs done by them - no problems - so far

    I have a leaking roof too, it been leaking since I bought it but I did an extension on the property so not sure if the builder will cough up for the change. Any ideas ???

    We actually didn't have A.R.C. do the work. We got another outfit from Bkk to do the job for 100 baht less per square meter. They did a good job (seemed to have covered everything at the time, at least).

    But the poor guy who did the job will be dead in 10 years. He was using plastic bags over his head in stead of any type of breathing apparatus.

    I was 25' away and I was getting particles of foam on my camera lens. No telling how much he sucked up by just breathing. I'm sure that's a s-l-o-w death. My father died of lung cancer, I wouldn't wish it on ANYone.

    Hi, Had the same problem of a leaking roof over the kitchen. When I got up to check the top I found several large thick mat of leaves had built up over the years and were acting as dams such that when it rained the water collected at various levels and backed up under the lip of the upper tiles. Had a Thai chap rake the mush of leaves off the roof. Presto.Problem solved. A year later not a drop within. Cheers

    Mine was leaking a bit more after yesterday's early morning DUMP. It must have rained buckets for 5 solid hours.

    But this time, the drip-drip-drip was coming down on the ceiling right in the middle of the house. So it's fucking leaking at the apex, which doesn't sound good to me.

    We're just about done with a circular stairway to the roof. Once that's finished and the weather clears up, I'm getting the builder over there to get it right.

    As far as the foam goes, I don't think we got a guarantee on that one. We paid some outfit from Bangkok to do it 100 baht/meter cheaper than ARC. So we got what we paid for...But that doesn't account for the roof, itself, leaking!

    I was going to respond to this and say that the foam has nothing to do with the leaking, if the roof was installed correctly the foam would just add insulation - waterproofing. The roof has to be so bad that "leak area" is visible from the outside, never mind inside.

    Now that the rains have returned, we had a guy go up and shoot some sillicone into some areas where he found that the CPAC coping tiles had come apart. I'm not sure if they were put together incorrectly, or what. But there seems to be a lot of gaps in tiles.

    To me, I thought that these things pretty much locked in and stayed in place, especially for the first couple of years.

    He's used white silicone to fill in the gaps and then he's got some special brown paint (to match the tiles) that stays on the silicone.

    Does anyone know how long the silicone will stay in place? We bought some 'acrylic' because the lady at Home Pro said that it would last longer than the silicone. Sounds reasonable to me, and she made a sale of one bucket. But the guy didn't use it because all he knows is silicone! haha

    I'll keep y'all updated...
