    basic drawing proggy

    Can anybody recommend a useful house schematic programme?

    Something not too involved, basically showing wall, roof, doorway and window dimensions. Also, can be printed off at a decent scale on A4.
    This would be for a two story cement building outside Pattaya.

    How much detail is required for actual "planning permision"?
    Do I need a professional at this stage?
    Are dimensions enough or do I have to include the drainage and circuits?

    (Apologies to all the old hands if there is already a thread, but my search couldn't find one).

    there is plenty of local talent that will draw up the plans for a few baht

    in '92 I designed (I though it a good idea at the time being a chartered Civil Eng. by profession) my "dream house on the beach" in Samui, all details, electrical schematics, water, drainage re-bar bending tables bla bla bla and etc etc

    engineering and architectural layouts, all very professional ... well .. all useless ... the most important thing I forgot was that I knew FA on how things workek in LoS.

    To make a short story of it, some freelancing dude engineer/techie from the goverment, for the grand sum of 3,500 baht (I'm sure it ain't that price any more) re-drafted the whole thing putting all the descriptions in gobbleygook language, the house got its number, its letchy connection approval without any hassles or further adoos... in all of 3 days!

    If you really don't feel the urge to draw the thingy by hand then maybe get a simple user friendly programme like 3D-Architect (by Broderbund) should be good enough for what you want to do without a sharp learning curve attached to it like in many other CAD proggies. Then give it to some local stiff in the local Pubblic Works dept. - with a few coins - and he should get the whole thing drafted up and approved in no time..and Bob's your uncle!

    You will have to get it drawn up by a Thai as it needs to be in Thai, best bet if it comes under Pattaya city hall area is to get one of the guys there to draw it up for you, then it is garaunteed to be passed and you can start building the same day you give him your rough draft of the place, this is what I normally do, the guy I use charges about 10k baht for a bungalow design, and 30 odd k baht for a 7 bedroom 8 bathroom beasty house, if you want I can give you his phone number, although he is over on Koh Larn now most days, or I can give you the phone number of the boss who is in charge and he will assign someone to do the plan.

    I fully endorse DDs comments above. Having the final plans drawn up by someone in the local plannning dept will save you a lot of trouble in the long run.

    If you want something to start off with yourself and then pass to him for professional finishing I suggest either MS-Visio 2003 which you can get in LOS for the usual 150B. Visio is only good for a two dimensional view but fine for playing around with the design and giving to the designer. Or a package called Floorplan 3D. Ver 8 is being given away with some computer magazines, doubtless the current version is also available in LOS.

    SketchUp is nice but I prefer 3D-Architect for its simplicity (it might cost 120 baht from some CD pirate vending stall) it also gives you a print out Bill of Quantity that will give the user an approx. amount of the materials (nip down to the local hardware store for prices and ... he'll have a general idea of cost of materials excluding labour costs)

    I happen to like the IMSI products, because for me they are user friendly. In other words, even I can find my way around, compared to many of the 'higher-end' applications. FloorPlan 3D also will establish a bill of materials for you, if you like. You may want to give it a try by downloading from here.

    Not as exciting as some theads ...but y'all hit my sweetspot!
    I'll try out the recommended proggies, see if I can get something done to show a local draffty what I want.

    Mr Dog.......thanx wrt pattaya city hall- but we're out in Pong district, ....the wifee is a local which usually makes (my) life easier. The bung prices mentioned are always useful.

    SketchUp is one of the easiest to learn programs. I was going to pay a lot of money to buy one until someone on a forum mentioned a free Google Program called SketchUp.
    It was free to download and took me about 2 days to figure it out.
    I've only been playing with it a month or so but here's some of the stuff you can do

    DD I wouldn't mind having the number of your guy at city hall, if possible?

    I have a couple of Archetects i use up in BKK, they are good, but pricey!!

    Hi, thinking of a 4 bedroom 2 story house approx 400 m2: what would ur pricey Bkk architects charge for plans? And do they supply a list of materials, too? Thanks.Cheers...
