    Ok, ere is...

    some reasoning for my choice of changes....

    The door from the bedroom 2 to the front balcony...waste of time. The front balcony....waste of space and as it is a small compact home, you need to not waste space and accumulate it all for usable area. How often is a front porch used....never. only to walk in and out. You may like it for aesthetics, but remember you have a budget and size restrictions, so wasted space on never used aesthetics is just wasted space and money.....same goes for the balcony off of the 3rd bedroom. 5sqm is very small and will never be used for anything, so a real waste.

    better to use those spaces internally and give yourself a bigger bathroom in the master bed and a combined private bathroom for the 2 extra beds. You also can then add a 3rd very small toilet for visitors at the end of the hall, no entry to bedrooms required, simply a toilet and wash basin in a small room and next to the master bathroom so your plumbing requirements for it will be small.

    Turn the kitchen around and you get another small bench space, then the kitchen is seen to be sligthly seperated from the living areas, yet it is still open with low and open benches.

    One thing you do need to consider is an outdoor thai cooking area....the smells and the mess from gas cooking and oil splatter should be elsewhere.

    Your front entrance could be where i put it, seemingly seperating the dining and lounge, yet open, or you could place it back in the area you originaly had it.

    Bigger windows, more natural light, more open space needed on a small restrictive area to give impression of a bigger area.

    The rear balcony...make it bigger for little extra cost and you immediately double your living area. Take a look at my bungalow on the plantation thread and you could enclose it with mossi wire and you have an 'anytime' bug free nice cool place to live and entertain. The mossi wire is not expensive and you could use wood or metal for frames and make it either rustic or modern, depending on your style choice. The extra cost for this is minimal, yet you gain a huge living area outdoor that you will use a lot, believe me. yet if it is not shaded completely or bug free, you will not use it so much.

    The roof, make sure it extends way past all walls and keeps the sun off everywhere. i did a quick design on that also, but depends on your favoured material to use as to what it will look like.

    You can also jazz up the outside walls with wooden slats and louvres in various areas if you want....make it look very modern and sleak

    Thanks for taking the time, Nawty.

    I will post my latest design here later today (have to go and use a different computer because the card reader on this one is not working).

    The inside living area has now grown to 187.5 square meters and the outside area has come down slightly by making the entrance smaller and getting rid of the 3rd bedrooms small patio area. I have also added a second living area and pulled the front 2 bedrooms and second bathroom forward, this has opened up the hallway in to a more open area and also added more space in the master bedroom, the bathroom in the master bedroom has been moved back against the rear wall. The rear patio remains the same at this time, and the kitchen now has an 'island'. Please keep the suggestions coming, lads. All much appreciated.

    This design process has a long way to go yet before I decide on a plan.

    Will be enjoyable for you. Once you get it just the way you want it then off to get quotes from a good builder. Quote/s come in and then you will have further enjoyment redesigning to fit your budget.

    Takes a long time to get to the point of actually building.

    Better....but that open space in front of bed 2 is really wasted....what can it be used for ? cannot put shit there cos ya gotta walk there....so wasted.

    I agree, but I'm trying not to create a long dark corridor. Though maybe I can extend bedroom 2 and 3 out in to that space, put the door for the bathroom on the corridor wall and use some of these to avoid a dark corridor?

    My thoughts exactly. With Bedroom 2 wall coming out at a 45o angle to meet the corridor so as not to eat away too much of your living room space and not make it look 'boxy'.

    better the spare bedroom have their own access to the bathroom.
    Having guests walking out of the bedroom into the living area and then into the bathroom with just a towel round their waist. It kinda awkward. Especially if they bring the gal!!

    Could put a small utility closet between BR2 door and wall on the right of entry. Also need to add closet in BR1.

    Okay, I have made some changes, I have to wait for Mrs Noodles to bring her laptop home from work so I can post it up.

    What I have done is chopped some of the kitchen island back, extended bedroom 2 and 3 out to form a corridor, put a door at the start of the corridor, with the extra space in bedroom 2 have put a bathroom against the external wall. with the extra space in bedroom 3 have put a door in to the main bathroom, and there is also a door in to the bathroom from the corridor, I have extended the bathroom out just slightly to cut in to the games room beside the entrance to the games room. Looks quite good actually.
