You should be able to do it for about a mill, concrete is better for the roof.

I found that it really depends if your wife is a scaming bitch or not. Say with land its 200K tells hubby 400K pockets the rest and same with building a house.
If your wife is a good lady I think 500k should build what you are talking about. In our area 900k for a 4 bed room single story and 1.5 up for a two story.

Sounds to me like you're saying you want just a very basic place and nothing extravagant. I think you can do it for between 800,000 to 1,500,000. Very, very basic to good enough. But a damn sight better than a tin shack on stilts.

How much, on average, could one save by doing much of the labor rather than paying for it? 25%? 50%? 5%? on average?

^^I think a basic place can be done on less than 500,000 baht and that could be quite big, but basic!

From what I've read on these interent forums and my experience with my first house up in Phichit ... labor is too dirt cheap to really save any money unless you have plenty of time.

You're right. I think you're talking "basic" in Thai terms, right ?

Well I have a weird shaped piece of land to work with, so, the square style works best.



The house on the left is my wife's family's house. The one on the right is my current design. If I had more land I would come up with something different. But, hey, free land so don't knock it

Is the dining room on the roof?

Underneath in the center is the traditional Issan-style patio with a kitchen on the right and the movie room on the left. Meals would be eaten on the patio while in the morning I might take breakfast on the roof. One thing different is it will be screened to keep mosquitos and flies out.

My house will have the only movie theater in the village

Up above would be a garden, some chairs, etc. for enjoying the evenings, drinking beer (sort of how I have it here in the states...a garden on my balcony).

SK, CMN's house cost about 1.2 million or sommit like that and half of that was the cost of land, so the cost of building would have been about 500,000 or less once all the greedy people had got their hands on it.

I have seen other bungalows out in the sticks similar in design and build to CMN's that were built for a similar amount or less.

My sister-in-law built a basic thai house, pretty big with 2 floors for less than 300k baht, a bungalow would probably be less than 200k baht - but I'm talking about a few yars ago, so prices will probably have gone up.
