    Cool Building A 2 Bedroom Bungalow How Much

    Hi I am going to be building a 2 bedroom bungalow in Korat, I have a rough plan it should be about 90 sq Metres in total can you let me know how much I should expect to pay

    Basic building cost 6k baht per square meter, you want a proper roof and a bit of western standards then look at 12 to 25 k baht per square meter.

    Thanks for the reply but 12k-24k seems high that would be the price you would pay in Pattaya as I am building in Korat it sould be a lot less I think ?

    Jason, you really do need to give a lot more details of your plans.

    I know that you can build a basic bungalow for half a million
    but you could also spend 5 million on a 90 M2 bungalow it just depends what you want.

    Question

    Hi Thetyim I am looking at 2 bedrooms, 1 small bathroom , with western sink, toilet & shower with tamper proof glass and glass bricks to let in light, 1 large front room, kitchen with western style sink and glass bricks again to let in light and also shop attached to house , bedrooms, front room & shop will have wall mounted fans (no A/C) and I would like a small garden at the front, all windows will be tinted glass with security grills & mos nets (4 in total) also tinted glass front door for front of house & front of shop, the shop will also require a metal shutter.

    The perimater side walls which will be attached to he sides of the house (not going all the way around the house) will be 1 metres high with a crome fence on top of that, the front main wall will be the same as the sides but leaving a 2 metre gap for a crome front gate, the size of the project will be 91 sq metres in total, do you think this could be done for 1 million Baht including workmen cost?

    Also which would you recomend for the roof, concreat tiles or sheeted metel, which one is better at keeping the heat out ?

    $26,700 for a kitchen in thailand????---- no bargin for that---or is that with granite counters tops, cooking island in the enter with the very very best appliances and everything?

    ok let me restate----whats $26,700 going to buy ya !!! houses that need some work start about that much here in older neighborhoods.in the states

    I thought hillbilly said he would have about 1 million in the house he was building total

    It really does depend on what your personal standards and expectations are.

    You could certainly build a 2 bed place for 1M B and it would be very liveable, but on the other hand you might feel that not having an indoor pool made it inadequate or maybe you can't do without the solid gold taps in the bathroom.

    Without being a lot more specific on your requirements no-one (or at least no-one honest) is going to be able to help you.

    You should be able to do it for about a mill, concrete is better for the roof.

    I found that it really depends if your wife is a scaming bitch or not. Say with land its 200K tells hubby 400K pockets the rest and same with building a house.
    If your wife is a good lady I think 500k should build what you are talking about. In our area 900k for a 4 bed room single story and 1.5 up for a two story.

    Sounds to me like you're saying you want just a very basic place and nothing extravagant. I think you can do it for between 800,000 to 1,500,000. Very, very basic to good enough. But a damn sight better than a tin shack on stilts.

    How much, on average, could one save by doing much of the labor rather than paying for it? 25%? 50%? 5%? on average?

    ^^I think a basic place can be done on less than 500,000 baht and that could be quite big, but basic!

    From what I've read on these interent forums and my experience with my first house up in Phichit ... labor is too dirt cheap to really save any money unless you have plenty of time.

    Well I have a weird shaped piece of land to work with, so, the square style works best.



    The house on the left is my wife's family's house. The one on the right is my current design. If I had more land I would come up with something different. But, hey, free land so don't knock it

    Underneath in the center is the traditional Issan-style patio with a kitchen on the right and the movie room on the left. Meals would be eaten on the patio while in the morning I might take breakfast on the roof. One thing different is it will be screened to keep mosquitos and flies out.

    My house will have the only movie theater in the village

    Up above would be a garden, some chairs, etc. for enjoying the evenings, drinking beer (sort of how I have it here in the states...a garden on my balcony).

    SK, CMN's house cost about 1.2 million or sommit like that and half of that was the cost of land, so the cost of building would have been about 500,000 or less once all the greedy people had got their hands on it.

    I have seen other bungalows out in the sticks similar in design and build to CMN's that were built for a similar amount or less.

    My sister-in-law built a basic thai house, pretty big with 2 floors for less than 300k baht, a bungalow would probably be less than 200k baht - but I'm talking about a few yars ago, so prices will probably have gone up.
