    SK, CMN's house cost about 1.2 million or sommit like that and half of that was the cost of land, so the cost of building would have been about 500,000 or less once all the greedy people had got their hands on it.
    That's what I reckon Nick and in truth my place is anything but basic, 2 really nice bathrooms, tiled with grade A tiling.

    Have to agree 100%.

    Maybe US25,000 bucks might buy you a 2-bedroom home but look what you might get.

    No windows, doors, electrical work, plumbing, etc.

    And it is true that labor is often cheap in Thailand. However, cheap labor can often mean poor workmanship.

    i think the dog is the most realistic here, with 7-25,000.

    you are told you can do it for 7000/baht sqm, but that takes very little into account.

    you go over that the moment you realize you need to build up the land, put a wall around the property, decide you want a certain type of door or window, decide that you want proper piping for hot water and a central heater etc.

    with my house, the materials weren't that expensive, but what did cost was the level of finish we expected. burnished concrete floors done right. plaster rendered with fine sand and razor sharp edges (so that you cant see bumps and irregularites if you hold a light parallel. intelligently placed light switches and sockets, proper grounding etc.. that and hafele accordion doors to open the whole main area

    the fact that we built on a cliff in koh phan ngan did not help bring costs down especailly when we decided to engineer the structure to allow for two floors below if we wanted. deliveries to the site were often extra and deisel tax subsidies put another 10 +% on materials.

    Anyways, when deciding what you want to do, give it your worst case, add 25% and hope nothing major goes wrong. Also stick to your paln, changes cost.

    Not far from where I live now two moo baan are going up. One, called VS Homes, is kind of a budget development: basic Thai-style construction with no insulation, a single electrical outlet in each room, no kitchen, etc. Those houses are about 100 square meters and sell for 900K baht.

    The other is called "Homeland" and is a more upscale development. They use Q-Con, insulate the roofs, have wiring that is more realistic, underground utilities, slightly bigger lots and Western style kitchens. There a 115 square meter house, with three bedrooms and two bathrooms, sells for 1.5 million. I like them very much and am thinking about buying one if I can get in in time to make a few changes....
