    Looking for Building Consultant

    I am looking for a knowledgeable and experienced person to inspect work performed by a Thai contractor and generally be my independent double-check from Thai contractor-prepared BOQ through finishing work. This is a house build near Udon beginning sometime in Q1 of 2010 and expected last 5-6 months.

    The house plan is hi-spec American "McMansion" style (including basement with steel support main beam) and highly detailed. It is not Thai style and will require different building methods and materials than what local workers are used to using. The consultant must be able and willing to communicate and demonstrate any required "new" methods to the Thai contractor and/or their staff clearly and effectively.

    I will be on site almost daily and can send pictures with questions and such, therefore the consultant's on site visits may not be too frequent - weekly or bi-weekly may be enough HOWEVER consultant must be flexible enough to get on site if needed quickly (48 hours notice) and perform more frequent inspection visits if I have to leave for a few weeks.

    The Thai contractor must build to the plan and the consultant is responsible for ensuring that happens and identify and communicate corrections for anything that diverges from the plan.

    The Thai contractor is responsible for getting all required permission to build it according to the plan, so you need not worry about that. Plan details will be shared with the chosen candidate.

    I looked at the site you posted for your foundation work, good luck with that in Thailand. There are reasons buildings have evolved the way they have here.

    My mate does houses like that in New Zealand, a few guys and a small crane and you can get a bungalow built in a weekend, wouldn't want to waste my time in Thailand trying to get it approved though.

    Looked at it as well. If the "consulting" job is to ensure the house is built to plan as seen on the link, I'll take a pass. Way too many bits either unavailable locally or impractical for Thailand.

    electrical consulting

    I am avail for electrical consulting. I have been a liscensed electrical contractor in California for 20 years and having worked here i BKK for 10 years. I have a company that does electrical consulting. 10,000 B will get you unlimited phone calls and emails for 6 months. Site visit / transpo +:hotel+ food 10k a visit.

    By the way Dirty Dog can you give me cost of posted an ad on this site..I can see now it could be really usefull.

    Too many items already noted by previous posters on why that house is not 'suitable' for Issan or anywhere else in Asia to reiterate but to use the term "McMansion" is a bit of a stretch. High-end? Not quite.

    Also, that metal support post in the basement? Fek - why not construct some scissor trusses to support the first floor than to have some poxy post in the way?

    You need to re-evaluate your design and specifications, they are not practical in South East Asia. You might as well build a grass shack on the moon, the end result will be the same.

    So let me get this straight. Basically, you want a person to take over when you are not there. First of all as a 100% American, I have no idea what a McMansion is. I will guarantee most Thai builders will follow suit. Most home plans are done in the dirt and by mouth.

    Secondly, you want the house built according to plans and not local custom. Ain't gonna happen. It may come close but not exactly like the plans dictate.

    Thirdly, to have a consultant on site requires a fair amount of Thai language. Hence, your pool shallows considerably.

    Then you mentioned the time frame of 5-6 months. Double that.

    Next to travel to Udon by plane roundtrip from BKK is probably about B5000. A decent hotel will cost another B1500 per night. Oh, forgot about a car, thats another B1000 per day. Got to eat too, there goes another B500 a day. So for one two day trip we are already at B12,500 just for expenses.

    Now for the knowledge of what to do? B10,000 per day.

    Err no. Not him.

    This guy has been a project manager for many hi-spec projects all over the world. He usually oversees the fit-outs rather than the construction side of it, but I belive has has done that too in the past.
