Seriously, these kind of homes that I have seen are in the 20 million baht range and on up. However, one way to save money would be to get rid of the fireplace.

Looks about 400 square meters. As a SWAG, about 12 million baht.
I'd say it's quite achievable to get a quality build done in the 8-10 mm bht range Chi- I reckon that would include a decent garden too. The crowd that built my house in Pattaya specialise in that type of decent quality, bespoke construction. I'm quite happy to put you on to them.Originally Posted by chitown

A base number to use is about 10 to 12,000 baht a sq. meter. Cabinet work will add to this and if you really went the hi so imported route you could get the cost above 50,000/ sq. meter. Looking at your floor plan your 8 million estimate is probably high but that's not to say you could not spend that and more, depending on what you want for flooring, windows/doors, lighting, roof line/material, etc.

I could had three of my best buds for HVAC, electric, plumbing, and cabinets. Of course I would pay them cash (way less than a contractor would charge) and provide beer and pizza as well.
All that I ever sub contracted out was excavating, foundation and frame work.
Price back home not including the land - Under 6 million baht for sure.
Sadly I have neither the tools nor the desire to do any work on a house here.

Where would you build? Please say it would be in Bangkok suburb and not an Isaan village.
