Doubt it could be built for 300,000 spike, wonder what the "BS" stands for in your nick name, the concrete structure will increase the price greatly and is really of no benefit, I would rethink the building if I was you.
^ Agreed in terms of the concrete structure - it's aweful.
Could be done in wood, or even with thinner section pre-stressed concrete beams.
The concrete balcony looks like a WW2 bunker.
Unless of course the rainwater runs off the roof and fills it up making a pool
The balcony isn't shaded, if someone wants to sit on the sun they can always sit in the garden, all that costs is some grass and plants, all the balcony will do is absorb heat all day and retain that heat until late in the evening
so, wooden stairs and balcony railings
and make sure the downstairs columns are at least 3m to give lots of nice room, not 1.5m so it is useless
Our home was a little bigger then the one in the photo and with out the balcony.
When we built our 12 wood home we ended up buying an old home around Roi Et and had it torn down and trucked to the Phi Mai area.The wood was planned and cleaned and the "new" home was built from that.We did have to purchase some things like window frames soffit wood and other misc.wood.But most of the wood was from the old home.Oh, the whole house with interior walls,celing,electric and fiberglass roof shingles cost 300k thb in 2004.
Thanks for the replies!! I completely agree with there being too much unnecessary concrete. A 350K - 400K ballpark is good, though the little things will always cause budget-creep. I bet sourcing the wood for a good price is the hard part?
I'll try to take some more pictures of very modest little houses on stilts in my area.
There is electricity and the water probably 10m down, if not less.
It SHOULD be basic, it's just as a guest house and for myself to spend the night on a weekend of gardening. I do need to fit in a reasonable bathroom though, meaning Western toilet, shower, regular tiles.. That probably then means a septic/sewage system. And for the water supply there'd need to be a well, pump, filter and water storeage tank.. Am I still in the 400K ballpark?
Work out the square metres and allow yourself about 8,000 Baht a square metre covering labour and materials!
That place looks to be 4 x 8 metres by 2 floors x 8,000 Baht = 512,000.00 Baht.
That will give you something decent and with regard to fittings and fixtures but get a roof over that second floor balcony.

It should cost no more that 200k if you get rid of all that concrete and find the right builder. There's a thread by Racefan on here somewhere where he built something similar for 150k if my memory serves me correctly.

I also have considered that the OP being a farang might want a little bit of comfort like a conventional shitter rather then a squatter and reasonable tiles (not Isarn brothers quality).

put the word around you want to buy an old wooden house, with decent quality wood. You will be amazed at how many people will pop up wanting to show you houses (they will get commission)
be careful what you buy (take along an expert relative) and also make sure you pay for the wood delivered to your land

That is one basic house. In Issan I would be shocked if it was more than 200,000 Baht.
