also you need to know how well the room is insulated (walls, ceilling, windows what kind of floor), how many people in the room on average.

Ok the room is insulated well as it is a brick home with bedrooms on both sides and doesnt see and direct sun light but does have a double sliding door, also has shade front and back. normaly only 4 people in the room and a 130 cubic meters

    15000 BTU/Hour minimum, preferably 16-17000

The real method is sq. inches x .732, then divide that number by the SomTam factor

    prob about 18,000 BTU

Or you could use the numbers used by HomePro:-

    BTU - - - - - - - Sq Meters
    9,000 - - - - - - 9-15
    12,000 - - - - - 16-20
    18,000 - - - - - 21-30
    24,000 - - - - - 31-35
    30,000 - - - - - 40-50
    36,000 - - - - - 50-55

30 or 36,000 BTU for your big lounge. At this size I would suggest using two smaller units for better cold distribution and if it's cool you only need to run one

Obviously, any simple table makes lots of assumptions.

Why not wire for two units but install a single 18,000 unit. If it's not got enough oomph install a second unit.

24,000 will do the trick in that room.

Thats too small for that room dude for sure, having seen the length of it in person a 15,000 would cool one end and not the other.

The one he ordered is perfect.

I put the bedcover away as it was getting so warm recently

then it decided to be cool again - when we woke up it was only 18C

I had to get up at 3am to switch off the fan, then at 5am to find the cover
    I have reported your post

Thought I would throw my calculations into it here as I am about to buy two air cons.

Lounge room- 20sq m, underneath second story cement floor, one small sliding door leading to kitchen, one large double sliding door leading outside 3x2m, 2.4m ceiling height, no sun exposed walls apart from early morning.

    12000 BTU

Upstairs bedroom- 24 sq m one large window, no exposed walls foil under tiles vented eaves and gables.

    18000 BTU.

This room also has an office off one side of 16 sq m which I want to be able to cool as well. Should be ok or I may have to put another small unit in later on.

If you want to cool the office and b/room then you need a 24k as 18k will be too small

But then it will be too big for just the bedroom. It is divided by a sliding door and only sometimes will cool the office as well, then it will work a bit harder for that time then close the door to sleep and ok for the bedroom.

Best would be to do both rooms separately. Maybe in the future.

How would it be too big, or does it not have a thermostat ?

Better to go large and have it working at an easy pace than one too small working it guts out.

Over sizing an airconditioner is a bad as under sizing one.

I my case here an 18000BTU unit will be ok for approx 20-30 sq m room. So at 24 sq m it will be fine.

Add in an office of 16 sq m and it will be too small. Size it for both at 24000BTU and it will be too big for the bedroom, short cycle and not remove the humidity.

    I'll leave it at 18000.

What makes a significant difference too is the A/C fan action.

The best one I've found is a Toshiba with the side to side blower coupled with the direct ventilation. Gets the cool air throughout the room better than the conventional blower.

    Have to disagree.

I have an 18k unit in my office where a 9k or 12k would probably do and it rocks.

Yeah but I bet it will be short cycling....a lot of other factors to consider like insulation, roof ventilation, south facing walls etc. The room may be sized for 12000BTU but needs an 18000BTU because it is so hot.
