    house build near Loei city

    hi please can someone help me as i am going to get a house built 40 k from leoi city in a town called CHANG KHAN i am hoping if someone can give me a rough idea how much it would cost for materials and labour to build a 3 bedroom bungalow . my wife owns 5 rai of land so would that be enough room to possibly build 2 more houses in the future for us to sell ? also how much is 5 rai of land selling for in that part of the country .
    as i said rough estimates would be fine for the moment

    Hi Alan, you dont give too many details but you gonna be looking at a minumum of 600,000 for a very basic gaff. Maximum could be 2.5 million baht.
    If you can give us more details about the spec such as, whether you want western style kitchen, air cons, gold plated taps with imported Italian marble floors?
    Also the sizes of the rooms. Once you tell us that we can get a better number for you!

    As for the price of the land, that would be down to its location, Chaing Khan is on the Mekhong river, is there a view of the river? things like is there electricity poles nearby, is there city water nearby, is it located on a dirt road or concrete road. How far to the nearest town and the type of title document that the land has and what is its present use? Loads of data is needed to get an idea of value, otherwise it would be just a wild guess!

    Hi thanks for the quick reply i was hoping in the region of 1.5 m baht all the mod cons of air-con and western style kitchen as for the land it is next to the in laws with electricity and water and concrete roads , the land at the moment is just for growing fruit and is near the Mekong river

    I think 1.5 million will get you what you want. It sounds like a nice place also, an orchard next to the Mekhong. Good for you.
    As for the value of the land, something in the region of 90,000 to 160,000 baht per rai, something like that. Maybe a lot more, maybe a bit less

    Deck Apes done a great thread here, i think he mentioned 3 million but its a big old place and has quite a high spec. Certainly you can lear a lot from looking though......here

    Another one, I think this might be a two bedroom...not sure, i forget. This was done for well under a million so you'll get a feel for what your 1.5 will get you.......here (The construction of my new house..)

    Great town.

    Spent a few vacations there. Right on the Meakhong.

    Good location, nice people, very quiet, that nice big buddha overlooking the han and maekhong river

    hi thanks for reply, do you think there is a possiblity that a small cafe or coffee shop might work in chiang khan ?

    ^ No idea. Last time I was there was 2006.

    Same noodle stall was there. A couple of guest houses had opened up, but not much had changed.

    A cafe by the river might work out with local tourists, Thais mainly, a lot of them come up there for the rapids and just sight seeing.

    If you go down river a few km's there is that place with the restaurants on the river overlooking the rapids, a few guest house type places and some other stuff.

    I met a couple of foreigners that lived there, one was a mad german who swam against the maekhong current for an hour each day

    other was a writer holed up in one of the guest houses.
