    What sort of house will 20 million baht buy you?

    Now this house does look nice but I was shocked when they told me that it was going to be put up for sale for 20 million Baht, it is located at Silver Lake Vineyards and overlooks the lakes and Khao Chee Chan so the view is pretty good, upstairs will have central aircon and downstairs seperate units for the rooms, anyway here is the first picture of the main entrance, unfortuneately there is no floor or seating or even a staircase to sit upstairs in the light house thingy.

    Maybe this house is in the wrong thread, the hideous Thai houses is more suitable.
    20 million? wouldnt pay 200,000 on the strength of the photo

    Actually, that tower in the back looks rather California Missionish. Not a particularly trendy style, but I've seen worse.

    Well if that is the real price I'm gobsmacked. A link if you have it please. There are beach front houses round this side of the gulf but I don't think I have seen anything approaching that price.

    I think it is this development: Baantalay Pattaya
    Really nice in my opinion.
    What I really like about the floor plan that the driver and the maid have their own corridor so you don't have to see the minions if you don't need them. Though a garage for just three cars is a bit small.

    yeah that's the one I visited. Good looking hot saleswoman though. She must be very expensive for a quickie.

    I estimated the cost myself (which incidently was made of very basic material, nothing fancy) when I visited the "90m" front beach house

    It's no more than 10m and the place was about 700 sq.m

    The land (about 1 rai) was being quoted at Bangkok price (60.000 sq. m) even though we were 20min from downtown Pattaya in the middle of nowhere. Land was at best no more than 12m THB IMO. So everything together for the property was about 20m, 25m with a fat 25% commission for the sales agent if it was for immediate resale.

    So those fucks at CBRE produce a sub-standard luxury beach house for less than 20m and then sell it back at 90m !!! yeah, this is the kind of people we are dealing with these days in property. The same farang mafia from Phuket who are trying to repeat their success everywhere in Thailand.

    Did I mention the monthly management fee ? it's only 20.000 THB per month

    They have certainly put a lot of effort into the web site and no doubt there other marketing is top notch too.

    But no one is forcing them to buy. If people are willing to pay that amount you have to be a fool to sell for anything less.

    I'll do them a nice 3 bed 4 bath near the beach in Hua Hin for 8m.

    I got to admit I have no idea how many rooms it has, there are about 5 bathrooms though, anyway onto the interior, the designer obviously likes arches.

    I was driving down Soi Bacao 2 nights ago and man, the place keep changing and growing every 2 month. Soi Bocao has become a small city within the city in itself. I remember it was just a quiet abandonned back soi only 6 years ago.

    Hua Hin has certainly undergone some price rises but probably in-line with Pattaya, Phuket and other popular destinations. You can still buy cheap land but you will probably have to wait for electricity and infrastructure to catch up.

    Are the prices justified? Who knows? The price is what anyone is willing to pay and, Thai government meddling not withstanding, I think that prices will continue to rise as retiring Europeans look for somewhere warmer to live when they can no longer afford to heat their homes in Stockholm or wherever.
