Building in Issan

Have any forum Members built a house in the Northeast of the Kingdom,or are in the process of Building.Me and the Wife are considering building a place near to her home Villiage,which is about 40Kms outside Udon Thani,close to Ban Chiang.I would just like to get some Idea of the cost per Meter.also cost involved in well digging ect,ect,ect

Wells, 1,000baht per meter or just over that, basic bungalow from about 7,000baht per square meter, luxury bungalow about 15k and up per sq met

It's not, really that big. 207 sq met. I've been quoted B1,750,000, but that's Thai specs (no hot water, no grounded elec, kitchen not finished, crap cabinets, no ceramic roof tiles ...etc) It'll probably be 2.5 to 3 M by the time its finished.

We have a 2.5 rai plot of land with about 50 lam yai (longan) trees right off the Nong Khai - Sri Chiang Mai road.

This pic was taken two years ago. My wife went back last summer and said the trees have grown a lot and yield a lot of fruit. The trees came from Chiang Mai and the guy we bought the land from said they're the biggest, heartiest lam yais in Thailand. But I'm thick so he might've been blowin' sunshine up my arse.

Damn that looks a hell of alot like mine. 227sq mt. for me. We added a full western kitchen at 350,000, a back porch and sala on the klong for 200,000. But both jobs were done with a western foreman. Me.

It'll probably be 2.5 to 3 M by the time its finished.

I don't reckon you will get change out of 4 million once you start getting into it, you will be upgrading stuff like crazy hell you got to live there

I had one built in isaan for 2.6m bht 350 sqm two storey three bath rooms two balconies. Large westen kitchen. 4 bed rooms. Large lounge, Pool table area I meen kids play area. Large wall built around the house
Had it built 2 years ago happy with most of the house.
Biggest problem I have had was the guttering was crap and in the end I just ripped most of it off
1m Bht should build a decent two bed room house in isaan not including the land
1.5 m bht for a two storey place then you start adding the extras tanks, pumps, wells, oven ,land scaping, power poles and cable, plenty of concret so you arent walking in mud when it rains

I found a picture of my old house up in Isaan.



This is actually two house joined together. We had bought a part complete house on concrete stilts and when mum and dad in law died had their traditional wooden house on stilts dismantled and placed next to the newer one. Then we blocked in all the ground floor. It had six bedrooms upstiars and a bathroom, kitchen and living area downstairs.

OK for Isaan I suppose but I stayed there for four days over New Year and decided that Isaan life was not for me.

We sold it to a couple of teachers for a million Baht four years ago and made a small profit out of the deal.

Here is a big and F***g ugly place built in Ban Chiang by the little princess of some German guy to show everyone just how rich she now is, BTW no one lives in it other than the guy who tends to the almost Olympic sized swimming pool. The whole deal was too big to include the pool in the photo, even tho its parked in front of the house. The house alone cost 11 mill so "they" say.

That's a real issue building in Issan. If you go for some outsized mansion, you'll have a very difficult time finding a buyer if you ever decide to leave.

When I build, it'll be a reasonable size and will not consume a disproportionate amount of my savings. If I ever decide to move, it'll be either:

a. a nice vacation home
b. easier to sell
