    250,000baht you can make it quite nice, proper bathroom and other stuff, lower roof needs to be taken down and redone though.

    300,000 will be the price I think. The biggest problem will be reliable supply sourcing at the right price. We're a bit out of the way. Labour's no worry, skilled labour will be another question. To be sourced.

    Yup, I though the whole lot needed doing really. My thoughts were that if the roof don't leak you're on a winner. I was thinking Colourbond as is used in Aus.

    I think that you can make it work. Location is the key. Also make certain all the paperwork is in order! Don't trust what is written on the chanote, go to the government office and double check.

    Additionally, I would have the land surveyed. The minimal cost could save you a heartache later on.

    looks like a bargin at 300 000 fix at 250 000 and you have a nice place at a fair price looking for somthing like that my self but near buri ram anny way god luck whith your project

    They now (Bluescope formally BHP) manufacture all of the colourbond panels in Rayong now. I think I have some information somewhere and I will locate it if you need it.

    Once I saw same kind of project in finnish thai forum ! In the first fotos everything looks desperate but the last fotos prove that everything is possible to do.
    At least you have to pay price of land which is minimiun price. Land price can change very much. If that place is possible for bussiness like opening small shop then price is higher than place for only living. Are there other possible buyer for that house ? If not then you deside price !
    Something have to calculate for building too even it looks poor. Check concrete construction .... do you have to do it again ? If have to do then you could calculate only wood price. Wood is quite expensive even second hand. And if you have to do concrete job again then you could use old wood again. Sometimes it is easier to make new than repair old. But if concrete construction is properly (not broke = have rebar inside) and you like house ( dont have to make too much changes) then it is quite good idea to repair. As I told before about finnish thai forum there was man who made same kind of project about 450000 baht what you design now. Your house looks a little bit smaller and maybe 300000 baht enought for repair would be realistic. Then everything looks new ! Maybe you managed to got land and house under 500000 baht. Not bad price about nice old style house !

    That's the question. Rebuid or renovate? I'd rather renovate, see above. But I don't know yet. More research required.

    Yes the view and location is what I like most about it.

    Nice piece of land. I just put together a plan to upgrade the MiL house. Very similar to what you have. Wood house exists on upper floor but open on the first. Plan is to enclose lower floor so the old gal (90 years) doesn't have to climb the stairs Enclosure is rendered concrete block. Lot's of things you need to check to determine cost but if foundation (columns) is sound you can enclose the ground floor for around 200k baht I reckon. Floor plan is simple. Essentially one big room with bathroom being the only interior wall. If you have specific demensions of lower floor I will put something in my magic home builder program as a starting point for budgeting. No charge!
