    Ball park figure for a new house

    Mid sized, three bedroom house/ bugalow with garden in ummm... somewhere like Nakon Pathom or Kanchaburi.... Any ideas?

    Here in Korat a house like that in a moderate moo baan would sell for about a million baht.

    That's a fair ball park estimate, though it depends on the size of the land.
    I imagine you are talking about the land and the house.

    The million baht figure is for a very small lot and for a house with inexpensive fixtures. Obviously, you can go way up from there.

    About 8 km North of Central ChiangMai, amphur Sansai.

    Very pleased with the place too.

    Prices have started to rise over the last year or so, but can't see them soaring too much, very competitive builders and far too much available land within 15 kms of the city.
    We got a lovely swimming pool, gym and tennis courts in the village too.

    Costs will vary greatly depending on quality of fittings, etc.

    Our four bedroom house costs 9.5 million not including land
    but including pool and furniture and every room is teak lined

    I would guess that a house which looks identical to ours from the outside but has poor quality fittings and less teak would be half that price

    I think the land up here, where I am is a bout 9,000 baht a square wah, was 7,900 when we bought it.
    Hopefully the new kitchen area will add value too.

    I think it's about 30,000 per sq. wah around here, but I may be wrong and I'm sure it varies wildly in different areas.

    Not quite Memock.

    At the moment the kitchen and dining area are located at the back of a largish open plan lounge.
    Thai cooking, being rather pungent should probably be made seperately and as we don't use the back part of the garden for anything, we decided to extend.
