    Building the Dream/Nightmare.

    I recently got the opportunity to move my business. I'm going about 75meter down the road to a nice 5 floor condo/extended stay hotel. I secured 1/2 of the 1st floor. Its everything I could hope for a restaurant, mostly complete, just needs some creative touches and a few essentials. So my mission now is to put aircon, hood system, light painting, interior design, more tables chairs etc, finish a bar, bring in more equipment, move signage and alot of other fun stuff I won't go into now b/c I got to get to work. My goal is to be re-open in 3 weeks. At this point my budget is 90,000bht, including 24 I have to pay to get in. This will not be easy. I'm gonna post pictures of the process as we go along with some vid on youtube. Let me know how I can save money please. Let me know if you want anything from the numerous contractors I'm lining up for a bidding war (extra biz always drives the price down.) Any design tips? Thanks for all the help.

    Cost you 40 to 50k baht to aircon it looking at the size of the place, also you need an extra 500btu aircon per person you expect to have in the place, so as it gets busier you may find you need more aircons, it maybe a good idea to put those cable runs and pipe runs in now to save hassle at a later date.

    Also stick a sink in the bar counter, it saves them messing about cleaning glasses in the kitchen and keeps them behind the bar.

    ^its closer to the skytrain, about 80m from Pradipat rd, same soi.

    ^thanks for the aircon tips...I'm dreaming big on my negotiating abilities on this one. The owner of the building said that the last tenant used 20000btu to cool the dining area (it was an office) for about 4000/mo. This seems low to me but I am only cooling the seating area (about 85m2)...all the kitchens are somewhat open air. My goal is 22,000Bt at best or 30,000bt at worst for aircon w/install. I've got some footwork to do at kong tom this week.

    ^I did just start the last place, I'm losing about 50,000bt in permanent fixtures in the move but a member of the fam owns the building I was in so I'm not too distraught about it. Now I have a place to grow into rather than a moneypit to grow out of. While I wish I'd have found this place a few months ago, better now than in 6mo.

    ^8000 was my total rent including my loft at my old building. I'm keeping my home/office here, the new restaurant is 12,000/mo....got em down from 15 (not the biggest deal ever, but this place is worth 15 and I got a 24k deposit that 1/2 of goes to my 1st month, second half refunded upon contract completion, and I will not be paying any maintenance fees etc for the duration of my lease, the in house staff will clean my glass/floors etc 1x/mo free.)

    All in all, I got a decent opportunity here if I play my cards right. So thanks and keep the tips coming please.

    Also, I've got a nealry new Saijo Djenki (how the fuck do you spell that?) which is 23,000 BTU that is just sitting around. It's silent and very efficient. Costs about 40k new...

    ^I've got to shut down friday in light of the new developments. If you want something for dinner, I may have a very rough setup ready by that time, we could work something out. As for the a/c, I'd love to take a look at it and see if I might be able to take it off your hands if you're interested (40k blows my budget, but I'm always willing to find a way.)

    ^I've got 2 a/c companies coming in to duke it out today and tomorrow. When I have a better idea of how badly they want to rape me, I'll be able to talk #'s on the unit in question.

    ^Sorry, but more than likely I won't be able to fully open for 3 weeks. I didn't know any of this would happen before Saturday. I originally went to this place to work out an arrangement for them to put their coffee/smoothie shop items on my menu. It turned into this. If you're gonna be in town, call me 084-928-6012, I have to eat everynight anyway so if your interested in a very casual good dinner at costs I'm good with the idea, just give me some notice.
