    Building simple dwelling, cheaply.

    We've bought 4 rai of land with an old house on it. It's basically fallen down, so all we'll be left with is a slab and concrete posts. At a later stage we'd like to build a nice place, but in the meantime we were hoping to put up something simple using the existing slab and posts.

    We'd thinking about using eucalypt posts, thatch roof and those woven bamboo sheet for the walls. I've attached pics to show what I mean.

    Does anyone have ideas for rough costs of these materials?

    I was trying to insert pics, but my post count isn't high enough. So if anyone can figure out what I'm going on about pls let me know!

    The only way to find out might be to get some cost estimates in YOUR area. Some with your Thai partner and some without - just for fun Everything else might be a bit risky.

    3,000 baht as a guess. You could probably do it for free depending on what trees are available for scavanging. If you string bailing wire between the post tops, you can hang rattan mats as walls.

    OK, thanks. Only problem is she can't drive, not really, although she does have a license.

    No Thai can drive and some have a license and some don't. So that means nothing.

    The handmade loose type which don't last long and the machine made ones which are pressed and injected with resin and last much longer.

    What is more important in case of an accident - that you can drive or that you have a license? I think you have a great girl

    either way, do it as soon as possible.

    inflation is running rampant at the moment, we have seen the price of materials increase noticeably in the last 3 months since we started building the house.

    Yes, combined with the low $ and GBP we're being stung at both ends.

    How would you suggest to proceed? Everyone says it's all up to the locality, but I don't want to go in blindly accepting quotes.

    I can send the Mrs. but she's not a good negotiator, she tends to believe what ppl are telling her. I think a hard nosed farang may get a better price than a gullible Thai, but it helps to have a some knowledge before proceeding.

    we got 4 quotes for the labour at our place.
    we went for the cheapest, not only because they were the cheapest but also they appeared to be more competent and friendly, they were also the most local and we saw some of their previous work.

    they quoted 126,000 while the most expensive were 240,000 (for labour)
    My wife handled all the materials.

    i was very surprised at how well she took to the task.

    Definitely handle the buying of materials yourself as and when they are needed by the builders.

    we were fortunate enough to have a builders yard no more than 2 kilometres from the new house.

    We have our own business, my wife's is organized and generally good business wise, but if she's told something is special and more expensive she tends to believe ppl. I'm more cynical.

    Make sure you post pics when you're building.
