    Building Regs

    Hi All

    The people doing the development behind my house have put what looks like a storage room on the house backing onto mine. This room is bang up against my wall about 4 metre wide and comes about 2 metres higher than my wall. The roof overhangs the wall marginally and once the gutter is attached will overhang into my garden. The wall itself belongs to me.

    My neighbour tells me that local regulation's here in Pattaya say you cannot build a house within 2 metres of a party wall. Any truth in this ?

    I did the same thing.
    built a kitchen extension tight onto my neighbour's wall.
    it is definitely a breach of whatever regulations are in force.

    I thought regs didn't allow you to build within a metre of the wall rather than 2.

    Either way, it's definitely wrong.
    don't think my neighbour's know about the rules though.

    It depends on which council and how high the house

    I think it should be at least 1 metre away whatever

    go to your local council planners and make a complaint, add a bit of grease money, maybe B2000, and see what happens

    2 meters if there is a door, otherwise 1 meter away.

    everywhere i think.

    seems nobody on my estate cares much about it.

    about 4 houses in our street added the same extension onto the same dividing wall that i did.

    This is an interesting thread, because I have been looking for some kind of standard like the International Building Code that Thai building inspectors consult (if they choose to consult one at all). When you answer a question like this one about party walls, what standard can you refer to?

    Just get the plans drawn up by the local areas city hall planning office, may cost you a couple of thousand more baht but then there aint no problems.

    Here is the answer.
    Just knock a hole in your wall to accomodate a door and tell them to move 2 meters away.
