Land Trat Province

My Thai wife and I are planning to purchase some land to build a home in Trat province. Would anyone have any recommendations as to how we go about locating possible vendors? There appears not to be any real estate agents in Trat town, so it is not so easy.

We are not really after beachfront land, but it must be able to get electricity etc.

Are banks worth trying as well?

Any suggestions gladly accepted

I doubt there are many branches in Trat, being fairly small, but worth a look when we come over.

The banks really are your best bet. A lot of banks (jang wat main branches) will have bulletin boards with "8x10 color glossies with circles and arrows and paragraph on the back on each one." negotiate like a mother-fucker in many cases the banks have been sitting on the properties for 10 - 15 years with no payback.
Local advertisers and papers are a good source, get out and drive around. Look for signs. And do everything behind your lady until it the negotiation gets tough. After the asking price is out there, a white face can actually help if your a decent negotiator. Find out what the land is actually selling for!!! Asking prices have absolutely nothing to do with value!!!

I might add it's best to scout the place for at least several months before comitting to a piece (of land) that might:

1. flood up to yer nuts in June/July
2. have shit neighbors
3. be as exciting as TV without cable
4. have no sudsys nearby
5. have soi dogs that'll race you to the garbage can every morning.
