    Nuja Land and House, Udon

    Anyone had any experience with Nuja Land and House (Khun Anucha) in Udon?

    They're the latest on my "possibles" list!

    They certainly can't be any worse than my experience with builders in Loei, which doesn't even bear repeating or thinking about, but if anyone can say anything about them at all (even to say that they don't want to say anything!!) that would be much appreciated.

    They claim to have built over 200 houses all over Isaan - has nobody heard of them??

    I haven't been to see any of their builds yet, but so far I'm impressed with their approach.

    They checked the architect's plans I gave them, made by another company, and recommended upgrading the spec in a number of areas to make things stronger and longer lasting. Having done that I was expecting them to put up their price to match, but they are the cheapest of any who have given me quotes by a considerable margin.

    It all seems good - which is what worries me!

    What quotes have you got? Labour only or complete build pr sq m? What other "builders" or "building companies" in Udon have you looked at? We went through about all of t hem during two years and they all failed to meet basic standards, one way or other.

    Complete build per sqm.

    They showed me some houses they had built in Udon, which looked good, and so far their approach is far more professional than anyone else - suggesting improvements to the construction plan without upping the price, agreeing to sensible staged payments rather than just a few big stages, etc.

    What put you off, and who are you now using?

    (and posting pics here is a nightmare !!)

    Then ask for the permission to contact their past customers before signing anything.

    They're happy to let me do that, but obviously I am dependent on them telling me who their past customers are and they're hardly likely to tell me any that had a problem!

    I was hoping someone here may have some experience as they have certainly been going for some time, but apparently not. Ho well ..... fingers crossed time .....

    Nuja land and house

    I just came from their office meeting with Mr Anucha. First off, he speak English. #2 he is a skilled Architect and has many designs showing off his skills. And lastly he wants quality just like I do. Yes he mentioned he has built over 200 homes in the 30 years he has been doing this and has several teams working on several homes just now. Very professional man.

    He quoted me 10,000-12,000 per square meter but there is a 1.5 page list of exclusions. Lighting and plumbing fixtures, shower stall, the entire inside kitchen, flooring, cabinets, and more. He says it is up to me to decide what I want then I buy the items and he installs it. OK I get that. In the USA builders gave an allowance (contractors grade) for things and the buyer can upgrade. But with Nuja there is no allowance so the cost will be a 1:1 increase in cost plus there may be an additional cost to install certain things. Tile for floors and walls cost 300 bt per meter to set and recessed can lights in the ceiling cost 200 bt to install. Air con is not included either. So now I need to figure what the average cost per square meter all this stuff adds to the total. Still he seems reasonable and is willing to show a 500 square meter home he is currently building somewhere in Udon to determine if my quality expectations can be met..

    I think you may have misunderstood that. All my fitting (tiles, lights, etc) was included, including grout, cables, etc, but the tiles, lights, etc weren't.

    Personally I much prefer this system, as you get the quality and items you want.

    We had a problem with the TV cables last month, 8 months after completion and moving in, so I asked him to contact the electrician for me (we're about three hours away, in Loei). Electrician came within a couple of days and fixed everything in an afternoon. NO CHARGE. That's service!!
