Thanks for that mikenot, its good to know beforehand how they do it in LOS.

Hi TD , quality builder you have there.

Another quick question if I may.

When they brick up between the columns do they use "ties" I think they are called ?

To stitch the columns and brickwork together and stop the wall from falling out. Or is this unnecessary overkill ?

    Thanks

Wall ties? yeah. the fact that we are using the Q-con blocks should make no difference to the concept and I think you have to do it or your non-load-bearing wall is, as you say, just a free-standing panel, fluttering in the breeze. One good door slam and it might come down!

We are using the Q-con 100mm wide blocks inside so there is stability (and sound deadening too). External walls are Q-con 150mm

Plate compactor - probably a rare site in rural Thailand, neighbors were all out wondering what all the vibration was about.

I was also wondering about wall ties, haven't noticed it on other builds, but maybe it wasn't shown, I would think it would be a good idea, making notes on my plans.
I like your choice of block thickness, same sizes I had put on my plans.

I think this is the first build that I've seen where clear plastic was used under the slab, usually it is the black stuff. (at first I could n't see it and thought he had forgotten but no, he kept up to his usual standard) Any particular reason for using the clear plastic ? Or was there just a good bulk deal on the clear stuff ?

@ Dead Metal ....if you are thinking of building with AAC, Q-con have a very good handbook at http://qcon.co.th/wordpress/wp-conte...ok-English.pdf which tells you what is required re. wall ties, lintels, tie beams, etc.

Almost certainly, Mike it was on cost grounds!

As you say, good he's done it.

I did my "duty" in 2008 (the house on my avatar).

But I love to follow the construction boards here at TD.

It reminds me of all the disturbances I had when I zig-zagged in the Thai building jungle.

I wish you all the best in your further building development.

....well hopefully, Swedmark, you will follow mine!!

Feel free to chip in if you see something bad a'coming based on your own build. What problems did you face when you did yours?

Have there been many changes in the last 10 years?

So... there is a slight 'blip' in the photos because... 'something ' happened while K. Pot was at another job.

Maybe this is the 1st 'oh sh1t' moment Norton!?

Anyway... PJ has some pics and shes , she said, going to let me have them later this evening. I am at work of course.

Cant be that bad, can it? jeez we are only just out of the ground!!

Will keep you all posted as soon as I see whats going on...

Trust me, I will follow your building's thread with the greathest interest.

I am a educated electrician, and in the course of my work I have of course been on many construction sites. So I have gained some insight into building processes.
In addition, I worked 3 years in Saudi Arabia, where we built shooting ranges, and there I saw some others building techniques that I was used to.

Believe me, that there will occur different kinds of problems.
The headlines from the experience of my construction must be; behave with dignity and courtesy. It gives the respect that is necessary to have as a builder.
My experience was that as long as the construction takes place according to their traditional construction methods, there are no big problems.
But as soon as you want something that is not part of a normal Thai construction, then you need to be in place to guide them so it will be done properly.
As an example, I can mention my insulation as I wanted in the attic. They could not figure out and do it right, I had to get up and show them myself.

Now it's 10 years since I've built and there is no doubt they've gotten better since then.
But there are still 3 things that are important to keep an eye on being executed correctly. Water installation, drainage and electrical installation.
There are things that can be difficult to repair later, as they are often hidden inside the building parts.
And of course, my first priority, a good grounding, and installation of a fault current relay.

In the 10 years I have had the house there have been no problems due to mistakes in the building construction (despite some small cracks in the wall, wich paint could cover).
The water pump got a leak in the pump housing, so it had to be replaced. The water line from the 2000 liter water tank broke inside the tank bushing. Mr. Chang Nam ment
it was suficcient with som silicone around the pipe entreance. It hold about 6 month, then the only correct soulution was a new watertank.
But apart of those things we been lucky that no big problems had happend.

With the best wishes and good luck, I wil be following your building thread.

OMG talk about an unnecessary drama!

There is no problem with THE BUILD... the problem was with... the camera man!

    k. Pot had to go see another small job and left the site guy in charge of overseeing the pour and taking the pictures.

He did the former but neglected to complete the pour photos after initially capturing the mixer trucks arriving and some long-distance shots of the concrete being laid.

ahh well... could have been crappy concrete......poor leveling.... unsheeted slab, I suppose. a few missing pix i can live with even though now there's a hole in my thread!!

    ahh sh1...........!

Hey Swedmark, thanks for that informative post!

I may well come to you later for electrical advice as you are the expert! I bet you had 'fun' in KSA...not!

Personally I would never work there, good in UAE, Qatar and Oman though...

and good that a long time has passed with no major structural disasters on your place.

My builder seems to have the water thing under control, and I have ideas for zoning for the electrics - 3 zones x 2 floors x lighting ring and socket ring, plus one-offs - cooker, freezer, fridge, pool, outside lighting, etc. I want to get all of that into one consumer unit, and I'm working with a major MEP contractor at the moment who might be able to 'knock something up' for me, if I only knew exactly what was needed! More research required. Im interested in using some mini CT's on parts of the system to monitor consumption too

What snags did you face after building yours, Norton?

^^ Great TD, seems you have everything under control.

Well, about KSA, it was all about the money. No fun.....
