    OK

    Well it started as one question .

    How far apart can I position the upright concrete posts in a simple house construction ? “

    For some reason I had 3.6 metres stuck in my mind but now I think that’s because the Roman Kings in Missy’s house are separated by about 3.6 metres.

    I asked the question expecting to get maybe two answers but it became a 20 Post chat inside Bettyboo’s pristine Thread .

    Then Roobarb decided he would sound cool copying Ted and Bill’s Excellent Adventure by calling me “ dude ” – which stopped being fashionable about 1998 .
    Start a new Thread on it dude

    So here we are .

    * My question was about how far apart you can space the supporting columns in a build.

    It has never occurred to me that there might be Thai Regulations about this sort of thing . And it certainly would never have occurred to me that anybody might apply such regulations.

    I thought it was a free-for-all .
    Not in the Bangkok high-rises obviously …… but so many ramshackle houses exist in Issann I thought the only control was how much money you could borrow.
    I was thinking 3.6 metres was the right span . Then I saw terp had columns 4 metres apart.
    rickschoppers came in with 5 metre spans ( bloody show-off ) , Baitong Boy didn’t want to tell me anything and then BkkBill has got some 8 metre spans !

    [Of course stevefarang has probably got 54 metre spans ]

    So is there an answer ?

    Is there regulation on this ?



    I'm out of shape for this .
    I need a coffee and a cheesey muffin.

    Lack of material.

    I was wondering how long I can go without having a photo up but I see terp managed to go 56 Posts before putting up a photo.
    Even Bettyboo didn't put a picture up until 36 Posts had passed .

    The wife signing at the Land Office doesn't count .

    A photo of your cup of coffee and cheesy muffin, would look ok, good starter.
    Maybe put a pencil, measuring tape next to the cup.

    And why all this interest in column spans ?

    Well ….. there was this absolutely standard situation 200 metres from Missy’s land.

    Absolutely standard.
    Young ( 19 ) attractive daughter , drunken dad , other children …. no money .

    And debts.

    Their solution ?
    The attractive daughter will go to Pattaya . Lots of ways of making money there and eventually cleaning up the family’s problems.
    But that requires money just to get started .
    So borrow the money against the one asset you still have . The land on which your house stands.
    ( Oh Oh . Here we go. )

    So starts the downhill trail trodden upon by so many many Thais .

    Because what the family hadn’t considered was that the daughter might quite like being in Pattaya with cash in her hands. She quite liked the malls , the bars , the dancing .
    She needed more money – for her rent { disco } – for her food { restaurants } – for her living costs { mobile phone, shopping , glitzy glitzy } – and nice mum kept sending cash to her little incinerator .
    Mum borrowed more against her land while still believing she was investing in a future return .

    It didn’t happen of course.

    Borrowing reached 240 000 Baht at which point the lending stopped .

    Pay now … or lose land .”.. said the charming Chinese lenders.
    A life-destroying ultimatum expressed in 5 words and 3 dots.

    There’s no way in the World that this pleasant , plump , good heart can pay the bill.

    Her land fronts straight onto a busy commercial little road and it’s long but narrow .( That’s the sort of open goal Dillinger is likely to swoop on ).

    Long …. about 78 metres but narrow at 12 metres.
    Heartbroken disappointed mum decided to move her rubbishy house to the back half and sell off the front half .

    That's a good dramatic point at which to try and do something about the serious muffin situation .

    I'm not going to get much further today because I need a couple of photos .

    However .... I'd reached the point where Missy's eyes had swivelled towards me for the money .
    Bank of Fallang.

    I loaned the money to Missy .

    We have a straightforward understanding that I am not the Nonthai branch of Kasikorn and as I cannot own land I’m not buying any.
    So Missy worked in England and paid me back each and every single little baht.
    The land was definitely worth the 240 000 .

    Investment . Bound to go up in price .

    Which it has …… but not enough .

    Not far away there are blocks reputedly going on the market at 7 million bahts .
    Chinese all over the place buying every bush and rice paddy they can see . I’ve never seen one of these land-avaricious Chinese myself .
    I don’t think anyone has .

    Or Bangkok zillionaires desperately buying up land for weekend homes or escapes from the big polluted city .
    But Bangkok isn’t London and this area definitely isn’t Surrey !

    You can ask for 7 million but if you’re not going to get it you might as well ask for 62 million ! There’s no evidence of vast profits to be made .

    Anyway ........... this is the busy little road onto which the land fronts .





    As you can see this is a prime thriving megalopolis of activity .

    And this was how the front of the land looked .





    Perfectly placed to obtain an electricity supply .

    Or a lightning bolt.


    Missy has spent money cleaning up this piece of land . Removed crap . Removed those bushes and trees .Trucked in soil ( dirt ) . Put up a sign .
    She's had some low offers ...... and also “ agents ” with definite buyers at a high price for an upfront commission. { Bollox }

    A good offer at 450 000 came in . From a sensible lady.
    Missy made the mistake of accepting the offer which made the lady deduce that she had offered too much and so she cancelled.

    So I recently decided to poke at that hornet’s nest known as ‘ building a house ’ on this plot with the hope of selling the land and house for enough to leave Missy with a fair profit on the land and selling the house at cost.

    The photos I need now are of the land cleared so I'll away the noo to seek them.
