How safe is Property Investment in Thailand?

I came across this video on YouTube. This company (New Nordic) is offering 10% guaranteed returns per year on property investment in Pattaya which sounds like a very good deal...BUT is this safe? Does anyone have experience with this company or with these kinds of investments?

"Guaranteed". "Returns of 10%". "Per year".

Words and phrases that immediately set my Bullshit Detector(TM) off.

I would ask for a non transferable, non negotiable letter of credit with a proper bank covering the 10% guarantee which would be released annually and according to the contract to test the waters.

The Nordic group have a good name here but would they back their guarantees with Letters of Credit???????????????

Companies like this offer up a 10% sweetener simply because they know there are fools out there who actually think it can be achieved in today's market.

    I mean, it's business 1 0 1.

Relieve the fool from his money.

Not sure about now ........but it's all about Location,Location,Location.

When I lived in Koh Samui I built a House and brought a 2 Rai plot of land as well ( 15 Years Ago )

The 2 Rai plot I brought for 600,000 was resold a few years later for 1,200,000 ( minus tax )

I also brought a 1 Rai plot for 600,000 with a friend and we divided it into 3 plot ,he built a house ,I built a house and we later sold the 3rd plot for 450,000, so mine and my friends plot which we built our house's on only cost 75,000 each

On my Plot I Built a House with a Swimming Pool for 2,000,000 ( including the land price ) and sold it for 3,500,000 . I did here the guy that brought it later sold it for 6,000,000 +, and I hate to think what price the 2 Rai plot of land I sold is worth now ???... In Hindsight it could have been a nice little nest egg if I had not sold them , but it's too late now to start thinking about 'If's' and 'But's' And I was quiet happy with my returns at the time .

I had a Company and did everything above-board

Not sure if it could still be done today though, but I'm quiet happy living in our House here in Surin that was build from the profit I made on just the Samui House sale

BTW..No way would I trust a Company like the one in the OP !!!

I bought a NN condo and although the building is still not on the market, they pay 10% monhly at the exact date. I am not saying I am not afraid of a default but I visited them in Pattaya and their hotel operation is real and working. THey can be seen on Tripadvisor with good reviews. So, lets see.

Lloyds a good buy today, I bought a 100k at 55p in August last year, 2.2p dividend (including the special divi) due in May, Government holding now below 3% should be zero in another couple of months and PPI claims nearly at an end. The company is on a sound footing these days and I expect an 80p+++++ sp within 12 months and increasing dividends. BUY.

Red face New Nordic Group - Investment company

I was going through online reviews for New Nordic Group and I came across some remarks from people who were discussing New Nordic Group investments products. The investment product in particular is 9% p.a ROI for 3 - 20 years. Now I can see why some people will be spectacle of such high returns. Specially if they do not have enough information about how the New Nordic Group can offer such a high guaranteed return.
Well let me explain in simple words: The New Nordic Group develop fully licensed hotels & resorts in South East Asia. They sell a selected percentage of the hotel rooms to their investors. They then manage the room along with their own stock thus being able to return 9%p.a guaranteed for investment terms of 3 - 20 years. Hotel investment products have been around for a very long time and usually only accessible to investment funds. For further information or clarification you can inquire to anastasia@new-nordic.com.
