    Ball park figure

    I want to build a basic building.

    No frills. Rectangular. 20m X 5m.

    5 floors.

    Any idea of the cost-going rate?

    Labour rates official and unofficial are different in each province.

    When you say basic do you mean cheap thin blocks concrete saos and tin roof,it's horses for courses.

    Suggest get in a few builders for quotes the materials are simple and some variation between builders merchants.

    You need to check out those who'll deliver free,give you an account,also factor in weather and many days labourers are off

    Not sure what you have in mind if time is not an issue get a cement mixer and a small tightly managed gang who get staged progress payments
    I used to have a job at a calendar factory.
    I got the sack because
    I took a couple of days off.

    One of the islands in Chonburi.
    I know that transport will be expensive.

    Really just looking for a rough figure for 500m2 up to 1st fix over the five floors.

    It's the height that will cost mate
    I done all my own design for rebar and structural work because I was not happy with the Thai specifications for the structural elements.i would be even more wary going up 5 floors.when you get a design email it and I will look over the dwgs for you
    I would also be very wary who does the electric work as it can be dodgy leaving it to a Thai electrician get a ferang to check even if you send pics over daily.
    I would not get a builder in the ones I have seen house bashing have been very poor unless you look for a large builder then the price goes up.
    I fucked up on my house by paying for all the latest and the best materials I would never recoup my money if I wanted to sell but it's a home for the kids
    If you done it yourself and took your time you could get a basic shell up for 3.5m baht

    The fit-out will cost a packet. Then there's landscaping. Also there's the decision : will you get a farang to organize the whole thing to avoid getting ripped off blind.....or find a local, do things as locals do and allow them to add (hopefully reasonable) surcharges ? If you find an honest operator, you can go with the latter. Find someone who has strong Buddhist principles.....they do exist.

    Just looking for the bare shell concrete structure approximate costs.

    It would be easy to work out mate
    I made all my own floor planks and all pre cast on site it's not hard.
    You have also got a simple design in mind you will only need 12 stantions per floor.
    If you got a bell mixer and just kept your pours small it would save you on timber.I found that expensive.
    If you where in no rush to do it it could be done with a relatively small crew
    Do you have any concrete framing knowledge?

    Never done concrete work - probably not a good time to practice
    Fit out can do - but will need to get the structure done by a crew.

    Should get a couple of figures within the next week or so, so I'll post up what's quoted.

    A 5 floor box 20m x 5m. Built to a budget on an island. Pilings factored in, at around 1.000 baht per metre per piling on the mainland?

    Interested to see if any of your quotes include piling, or bored piles if there is restricted access to your site.

    Without this any 5 storey building will just be a disaster waiting to happen and it should be the first thing they should consider, not the last.

    Anyone can build a 5 storey box; building one that stays a safe and habitable 5 storey box is a different matter.
