Hi all,

I am surprised how in this forum coming the answers. Great help for me and my plans.

My house will be built by my family but to make sure they are not taking shortcuts I like to involve an architect that makes me a houseplan.
Does anyone know a reliable and professional architect that has a good reputation, best near Pattaya.

And what would be a fair price for a 150 sqm House plan?

2 offered me this service to a obvious Farang price = 87000 and 120000 baht without approval of the Construction Departements. I can smell through the stickiest greenie in my Nose that this prices are a rip off.

You can have something built to a decent level of quality for around 12,000 baht per square metre. That includes bathroom and kitchen fittings and fixtures, electrical and plumbing etc.

Plenty of good builders in Pattaya but be careful with your progress payments.

The house i made as a dawing has another shape as Thai style.
Unfortunately my wife likes the european style since she was by my parents in Germany for a 2 month visit.
The neighbors of the rural village queued to invite her.
The owners showed her their entire buildings and after she was back in Thailand she is drawing her memory on daily base.
I like the Thai style and she the more practical european style. What to do her whish is law. LOL.
If I start moaning she calls my parents and belive me, if it comes to their daughter in law, my mother gets even 83 years old still hair on her teeth.

Many European style houses around the Thai countryside these days. No problem with that. Just make sure you have enough ventilation. Post some pics of the build please when you're ready.

To be honest I can't see the point in getting architect's drawings made which your wife's family / rural builders won't understand.

However well intentioned they may be it is asking the impossible to expect them to follow architect's plans if they have never used them before, particularly if they are for a western style house.

First thing you should do is establish exactly what they are capable of building then what sort of plans they can understand, then take things from there. If you don't do that you'll be wasting a lot of money on plans they can't follow, then blaming them unfairly when things go wrong.

To add: can they use pilings? can they use thermal blocks or just cinder blocks? can they make a proper ceiling or just one with a frame and panels?

Find out exactly what they can do, then make plans to suit, rather than make a plan and assume they can make it.

Three have much experiences in Construction from 3 storey flats to condos. Almost all involved have done road and concrete works, so a good pool of skills are available. The Uncle was the one who requested proper plans.

I want to go isolated coz a few degrees difference is l huge difference in the electric bill and there i got recommended some kind of what we called Ytong Blocks.

Good estimate for build budget. About 1.8 mil baht for your house.

I bought 8 years ago an old dredger and a caterpillar for my uncle, we restored them and he was smart enough to expand his business, now he has a few more machines and is pushing to return the favor and work the land.

For a set of ready made plans that's correct, but you won't get a decent, qualified architect to make a one-off set of complete construction plans for that price; all you're likely to get is some basic layout plans.

Normal price is 1 - 2% of market construction price.

30000 - 60000 is a range but seems more realistic as the "quota"of the Farang Companies with 80000-120000 baht.

Actually, most of these online design-type sites suck as they tend to dismiss any such local situations.

Best to find a local designer/architect that one can work with hands on.

That's what I have in mind as stated in the beginn of this tread. Just 2 architects I askes and they offered me a quotation to do the Job bewteen 80000 and 120000 baht. Far too high in my eyes.

Too a degree. Typically start with a previously approved plan and then modified a bit to suit changes you desire. My experience after building 5 homes in Thailand suggest have your wife visit your local Or Bor Tor with a sketch of what you are looking for. Ask if they can recommend someone to do your plans. Sure they will as many folks working their moonlight doing plans. I would be surprised if more than 20k baht and you can be sure the plans will be approved.

Thanks, I'll do that or better I send my wife with the sketch.
She doesn't know much about this paper things as in the village she grew up they just built free style, whenever they felt to extend or build more to their house.
No paperwors at all..
