    Today was not the best one, but hey, who's counting?

    The materials arrived on time as did the measuring guys from the titles office (excuse the English names).





    They measured the block...





    Looked on by our neighbour, who is less than happy... But, that's for another time.



    Our workmen - three did not arrive.... So we rounded up two scallywags from the village... To at least get the corner posts in.




    So, as you will notice we are using Bamboo for a temporary fence.

    The guy's employed to erect the chainmesh have scored a lucrative Gov Job and pulled the pin on us....

    In the short notice we had, we resolved that any fence is better than no fence.

    Cost for the bamboo (Chicken safe) is 4300 Baht. Chicken safe is B20 per sheet extra and has very tiny gaps in the vertical slats (More Material).

    Will give a full cost breakdown later...

    Back to the house,

    Ceiling guy and his wife tidied up all the slats in the ceiling and seemed busy for hours... Doing whatever it is they do

    Then we came to replacing a door...
    One of the bedroom doors had been damaged, looks like someone in the past had kicked the bottom half of the door leaving unsightly holes.

    PLUS the door was only 180cm and I am 186cm. Inevitably the twain shall meet

    The door lining was fitted perfectly and the wall was (is) reinforced, our builder said he has not worked on a house so solidly built.

    Cutting the section above the door, to extend it to two meters, encountered the rebar.


    A huge job also removing the door lining (frame).

    New door lining 740 Baht, New door without the handle hole cut. 445 Baht (WITH the hole cut 2,200 Baht - go figure?

    Will let the experts comment on the necessity of a higher Amp but I can tell you that the PEA charge extra to increase the Amp. Again from experience when I needed higher Amp for my engineering factory. That price you mentioned was about right. Cheers.

    All went well Sat with the fence posts going in...



    Followed by the fence going up....



    The ceiling getting hung....



    Mud to fit door frame being mixed..



    The cement being laid...




    All in all a productive day.... Now I need to figure out why my pictures were NOT on their side when uploaded but are on their side when I post them.....

    I tried uploading correctly orientated pics again but, they were placed on their side...

    Not stressing... Most people can rotate ANY pic in their browser... I can :-)

    Despite it's low spec, it will turn a most basic adage "Good fences make good neighbours" into "any fence is better than none"...

    For most Farang, that much spend would have got them five meters or so of "castle wall" fence. Well done. And the fence should be fine for living in a village.

    I hope the neighbour issue doesn't give you grief down the track - he must have lost a bit of face there.

    We have worked hard to"save face" even offering a small strip of land to add to his several Rai... He gracefully declined our offer in front of the "surveyors".
    We thanked him for his decision.
    We are now on good speaking terms and he calls over for a chat...

    Oh and I believe you are right, it (fence) is OK for a village, we have only chickens roaming around. No buffalo or cows, in fact no large animals. Dogs will get in until we finish the front gate...

    The whole idea for this House/Reno is to see what we can achieve on a shoestring.

    Why, because I am a miserable sod, when it comes to "God's Grace" (Money).

    I have spent a couple of hours with Ennis and his wife today at the house and I'm impressed with what is being done there, its a great bungalow on a nice plot that is going to be great when its done.
    You have got some good tradesmen contacts there and a good job is being done, from what i saw its only really decorating and electrics to do before the move in.

    Thanks for today Ennis I enjoyed the visit

    We are tiling the entire house, 98.7 sqm of tiles. After extensive searching we purchased the tiles yesterday 1-10-58/15 (Thai date style).

    Total cost for tiles, "glue" and grout was 16,560. The "glue" was quite expensive at about 360B per bag.

    My beautiful wife chose the decor (mostly- some was joint effort)

    Labour by a tiler, 9,870 (100 per sqm) village tiler 7,896 (80 per sqm). Looking at the work of both and a discussion with both, took us in the direction of the "tradie".

    So we have not been entirely true to our "shoestring" principle here.. But, if YOU saw the difference that we saw, perhaps you would go down the same track...

    Paint (undercoat) has been purchased and we found a 20L bucket reduced from 1020 to 680B so we got 40 litres.

    I "may" start painting today...

    Electrics were finished today, five "electricians" on site and they blitzed it!!

    We insisted on lots of plugs around the house. We have a total of 32 outlets.

    Many would say we have gone overboard, however, where I am living now, I am just sick of power-boards all over the place.



    Safety Cut went in and we have one spare circuit for our kitchen... Not totally finished in this pic and that bare bit of wire you can see is not there now.



    Pot lights went in and there are five in the lounge, four on a separate switch "daylight" and a larger capacity central "warm" light with it's own switch. This "warm" light is nice and mellow for sitting in the home at night, yet enough light to read.




    Three OUTSIDE lights are on solar switches, however we retained the ability to choose one two or all three to function independently when the sun goes "up & down".

    Lots more lights all around the place, but I won't bore you with countless pictures of lights.

    Downlights! In a Thai village! Mate, you'll have Kevin McCloud knocking on your door wanting to do a 'Grand Designs' photo shoot.

    Haha, you may not be the first with downlights - I've only been inside one Farang house, don't recall if he had downlights / pot lights.

    What do you pay for those? Curious, as I'm about to have some installed in new build in Oz - the cheapest Chinese ones seem to be $25 each, then $40 each for installation. So minimum 1600 baht for each light.

    Guess you heard neither of your WA teams got up btw. But the 'wobbalies' have flogged the soap dodgers at Twickenham this morning. It's a good day.

    Yes mate the Hawks smashed em - sorta knew they would.

    Pot light cost 27-29 Baht each. Install is difficult to figure, as they all went in, in one day. 25 lights (not just "pot" went in, together with cutting holes etc.... Prep was one day also. Say 1000 Baht total labour.

    Biggest expense was the globes 5w & 7w globes between 85 & 100 baht each.

    The yellow LED in the picture was 340 Baht on its own - inbuilt globe. It is "mood lighting", and was a bit of a splurge. There is only one of those in the house. It is on a separate switch in the lounge. Fitting took minutes and he never bothered charging for this "afterthought".
