    1.8 Million baht house - monthly rental

    I saw a lovely little new moo ban on the outskirts of my hometown with nice little bungalows going for 1.8 million. Most of the houses out of 20/30 are still vacant. What are my chances of being able to rent one for a couple years? How much do you reckon the rent would be per month? How do you say "to rent" in Thai ?

    Ok, my thai is getting better now I have no "long haired dictionary". How do you say deposit then?

    Just phone up all the ones for rent, ask them how much, then phone them all up again and offer half of what they asked for.

    I they are all for sale, built by a real estate company called "Thunupa", but just haven't been brought yet DD. Do you think they would rent one out? What would be the approximate rent for 1.8 million baht house?

    Monthly payment on a mortgage would be around 8-10k baht (depending on length and size of down payment), so rent should be similar.

    This practice is not widespread becuase then the house become's second hand and thais dont like to buy second hand because they like new. But it does happen and you have to ask them. A motivated seller is what you are looking for.

    Some might say as low as 4000 per month but in my experience of renting new homes (the was a company in KK that did it for a while but stopped for reasons in answer above) the company will want at least 7.5% of the purchase cost to cover amortization. you can do the math yourself, i know you went to school an that

    Still woth asking though, better to tell them that you are thinking of buying but want to live there first for a while to see what the neighbours are like. If they go for it make sure you get a cluse in the contract to reduced the asking price by 50% of any rent paid. That will make them think that you have real intentions of buying.     5 percent seems to be the going rate for renting at the moment so a ball park figure of 9k for the house you are looking at .

    Depends where it is but in Bangsaen, for example, you'd be looking at around 5,000-7,000 baht unfurnished and around 10,000 - 12,000 baht furnished.

    Well, it varies widely. Especially for new houses, some owners are looking to have you pay their complete mortgage, which would then be around 10K baht, and obviously too much money; after all when paying a complete mortgage then you might as well buy and pay your own mortgage.

    The house I used to rent costs around 2 million baht, judging from what similar houses sold for in the same area. My rent was 5000 baht, which was a stellar deal. No furniture though, though as you probably know furniture doesn't set you back that much.

    I'd say anything between 5000 and 8000 baht would be reasonable.

    No need to bring up deposits until asked. Some people who rent out aren't that bothered about deposits, especially when renting out something that's unfurnished, no airconditioners, etc. Then there's basically be no deposit, just 1, 2 or at the most 3 months rent up front.

    I think I just paid 1 month rent extra up front on top of that 5000 baht monthly rental. The house was a 2 storey detached house, typical 3 bedroom, 3 bathroom job.

    By the way, where are you renting? 1.8 mil for a 1 floor house is kind of a lot, so you're not completely in the sticks I'd imagine? Pattaya or Hua Hin area perhaps?

    Its in Nakon Pathom which is quite affluent as far as non-touristy areas of Thailand go. It is also a commuter town for BKK. I don't want to buy as I don't have any permanant roots in Thailand and no Thai SO to sign the deeds or whatever is done here.

    Right.. Anyway, I think 5000-7500 or so unfurnished would be ok. If you'll get it depends on so many factors.. But it's good that it's not a touristy area; should be easier to get a reasonable rent compared to the usual suspect places.

    It would be ok but if he gets it for that I will pay it for him. Hes talking about a new house on a new estate rented from the developer. It aint gonna happen at 7000 baht

    Bang Saray isn't exactly a metropolis, its 25 kms from Pataya. In my littel development a Pommie owner of two houses, which cost about 1.2 million each, rents for 12000 per month (Furn.)- and will not budge on that.
    Another house in the same complex is rented for 7000 baht, unfurn., but owned by a Thai (it is next door to the pub).
    I'm about to rent my place and I am expecting 10000, as I have an extra bedroom (3) and toilet (2) unfurnished.

    So I gues I have to support Spin, 7000 will not cut it, more like 10000+
