No questions expressed by the builder ?

No orbutor looking at it all ?

No attempt by the neighbour to extract a bribe ?

I would have thought that if a building wall was put on the property line or anywhere too close it was a perfect opportunity to let you build it and after completion ask for a bribe under a threat of having to move it .

The good folks on Teakdoor advised me of the legalities ........ but I really would love to hear of any instance where they have been applied .

Good to hear from you M.

Property set back lines in my case were determined by my local Or Bor Tor, so you might want to slide by yours one day and ask them. My set back lines were NOT the same on all sides of my house. Yours might be different too.
Take photos of houses that were obviously closer than 2-3 meters . . . or maybe don't do that.
? ( Not the most useful gem of advice from terp there ! )

    6kon : ( In Post # 109 )
Ministerial Regulation No. 5 (2543), issued under the Building Control Act 2522 in respect of building.
Article 50 of the building walls, windows, doors, vents or light box. Or balcony of the building to a distance from the land below.
    (1) buildings with a maximum height of 9 meters, wall or deck must be at least 2 meters away land.
    (2) building with a height of up to 9 meters but less than 23 meters away from the wall or terrace house does not have to be less than 3 meters.
The walls of the building away land less than as defined in (1) or (2) to be away from the area of land not less than 50 cm unless construction adjacent land and buildings will be building up to 15. meter wall of the building adjacent to the area of land or land less than those specified in (1) or (2) to construct a wall. Roof and walls of the building shall be made not less than 1.80 meters high from the deck of the building adjacent land must get a written consent from the owner of the adjacent land as well.Published in Volume 117, No. 75, dated August 7, 2543.

Nobody ( especially Thai builders ) has any idea what this means.

It was Roobarb who chipped in somewhere to tell me about the 2 metre rule . I can't find that Post .
Then I think it was Fatone who said he built too close and someone complained and he was fined a bottle of Johnny Walker Black .
{ Or that may have been terp again.} ?
And koman contributed " My main bedroom is just right. Your scrotum does not ...... " but that contribution is best ignored I think .

In areas where there is no actual, functioning OrBorTor, you're pretty much on your own I suppose. Mine did have specific set back rules, and they would not approve building plans if the plans violated the rules. My PLANS were in compliance, however, the OrBorTor never seemed to follow up to see if the building was, in fact, within those setback lines.

And so, after consultation with my architect/builder, my build turned out to be not "legal" in a couple places where no neighbors were adjacent, i.e. the back and one corner of the fish pond. I think every jurisdiction is a bit different, and city requirements seem more strict than rural ones. Therefore, I would not presume to advise anybody else what to do regarding their build's setbacks, and hereby withdraw any comment that could be considered such advice, except to say do whatever you want Waspie, and let us know what happens.

    Hey Waspy,

I don't think anyone in the little village I built in gives a hoot about rules. I didn't get permission from anyone to build. My neighbour on the side I'm only about 1 metre from is a construction company that just houses his trucks and tractors there.

    Yeah Waspy, Happy New Year.

Looks like you have some house build threads going on to follow. Encouraging to see them back.

I was thinking you should ask folks to post pics of before and after a few years so we can enjoy their landscape maturing. Most started out with flat vacant lots where they added hundreds of dump truck loads of dirt.

I will do some fish pond deal in the coming months. I will post it up. Its small thing. Maybe 8 meters long by 3 meters wide with a deep end so I can practice fly fishing. The main purpose is to make a decorative pond and hold the fish my FIL eats so he can go spear dinner whenever he wants.

Later It can be turned into a small swim pool for hot days. I plan to have a Sala going across it in the middle at the narrow part so I can relax and have a drink eyeing my FIL's dinner.......

Shouldn't this be in the Forums about how to pass the time while waiting for your life to end ?

Regarding the idea of having maybe three contrasting photos ........... Photo1. The flat block of land with the stray dogs ............... Photo 2. The constructed house with almost horizontal tiling ............ and Photo 3. The house a few years later with settled gardens and collapsed guttering .... I think it's a nice idea .

Unfortunately don't you find that people are mega-active and interested while they are busy constructing but then they go away and don't return with photos later ?
The Forum had ootai and Roobarb and Bettyboo and that guy with the dodgy scrotum and plenty of others --- but once it was done it was done .
Indeed this very wonderful Thread that you are reading here right now was not disinterred by me .
It was pulled out of its zombie loneliness by someone called " hansened " who for some reason asked on here where he could find welding gear !!!!
    Then he disappeared .

So I think it unlikely that people will wend their way back and show us their crumbling salas , their flakey-painted walls and pictures of the fleas from the local dogs swimming in their pools .

ExhumedWasp ..... And Happy New Year !

    " Drifting on a lake with a hook and a spear !!!!!!! "

    Blimey .

At 10 I was playing on bombsites cutting my hands on broken bottles !
We didn't have any lakes . I saw a photo of a lake once AND I knew somebody who had electricity in their house but my dad convinced me it would never catch on .

I've heard of Hook. He later became a captain. This Spear fellow didn't he ride with the Toe Cutter hunting Mad Max in his later years?

I will however say this .

There was an intention to do all this work and peoples gave me plenty of good guidance and lots of stupid advice . I preferred the stupid advice .
But there was an intention to construct this stuff . However I just never got used to the idea that the brother feels entitled to simply stay on the property forever .

It looks like he will just stay . In his part of the land - which is all Missy's land . Continuing to live his utterly filthy existence and continually simply removing from Missy's house anything he fancies when she's not there .

I grew up assuming that I and my 3 sisters would wander off into the World making or own lives . And we did . This idea that people just never grow up and leave .... that they keep subdividing and subdividing the family plot until the great grandchildren each have 2 sq m is just insane to me .
Missy has bought out everybody --- but the brother still stays there with an average of 4 dogs and many chickens screeching and shitting. He lives in squalor - as do so many Thais - and it seems to me that he simply cannot SEE it !
He seems unaware of the filth all around him that HE keeps producing and living in .

Missy bought things for her house . She returned to work in UK . So he wandered in and took her fridge , her gas cooker assembly thing , her fans , her sofa .
Missy returned and with all this bizarre Thai thing about never confronting anybody she wouldn't face him about it !!!

I was more inclined to punch his face inside out . But no.

So the subject of this thread never got started . Because to do any construction I would need to be there from start to finish and for every moment of the day .... otherwise materials are likely to disappear and be put to other uses . Extensions to Palazzo Filth would probably appear .A pig pen or two badly constructed and with maximum likelihood of appalling waste and stench problems .
I can see light fittings and shower heads making mystery exits . Even something as simple as light bulbs. Cheap but damn annoying . Especially when you know who is doing it.

And all the time the continuing squalor.

    Depressing.

Makes we wish I'd stuck with building rafts and "running" the lake...There were some big logs washed up in the old days...Secure a few together and you're off!...

    Huck Finn life of freedom...Heh...

Years later, had a small "houseboat" for a few summers...The African Queen...555...

Ahh, the African queen. I met one at about age 19 at a strip joint on 76th st. She said her name was Peaches as she turned around and started to twerk. Then looking over her shoulder she smiled at me and said " that's not jelly, that's jam."

I can't imagine all the logs that washed up in that. I declined her request to give her a ride after the joint closed. Strange how some things you just can't forget.

I feel sympathy for the wasp and his miss as they have been living in reality and then flashing back to never never land only to find things vanishing before their very eyes.

    Good luck Wasp..........the fish.

Hey now I'm flashing back. Let's see, hmm, a used crotch rocket you let him ride after a bottle or three of Lao Lao.

Wait, no, a drunken roofing party. Or my personal favorite, karaoke night featuring The Scorpions with a special guest appearance by the cobra.

    Just kidding, the fish.

Hey Waspy old mate, good to see you back on the pages of this blog again! I have a similar problem with things going missing from our house while we are away in Oz. So far not very big things like a fridge, but fans, dishes, cutlery etc. And , as with you, my wife doesn't go off, but at least she goes to the MIL's house and steals most of it back.

I'm not really back . Just answering some Posts and trying to get away again.

That stealing business is all this " face " crap again , isn't it !!

The useless idiot bangs a nail into your newly painted wall just to hang his plastic bag of Lunchtime insects there ..... but you mustn't give him a bollocking because he will lose ' face ' .
Like you're supposed to convene the village elders so someone can have a quiet non-confrontational word with the Turd !

Or they wander in freely and find your cutlery and several fans .... and a sofa .... just being there so obviously they feel its fine to rehome them ! The slack brother doesn't look away in any kind of guilt . He just doesn't have any guilt going on at all . And Missy doesn't want confrontation .
Meanwhile I'm looking for a machete.

    Regards to you Largeone !

    Wasp

PS An hour or two later ....... and remembering a former chat .......... I've been working on an old house in England and I took a photo this morning of the garden covered in snow . Sent it to Missy .

20 minutes later she sends me her comment . " Butterfly " .

I study the photo --- but it's cold out there . There are no butterflies to be seen .

    " WHAT BUTTERFLY ????? , I ask . With a degree of grump .

    And the answer comes ... " Sorry . Mean to say " Beautiful " . !!!
