    Tommy may I ask you a question?

    As I understand unless you apply for and become a registered property developer you cannot split the land into more then 9 chanoits immediately after you purchase the plot.

    There is a period of time, and I believe it is around 7 years before you can re-subdivide the plot.

    Did you receive your property developer's license and if so was it difficult to get?

    It would be nice to see a couple of pictures or as least a scan of the project layout just to get an idea of whats been done.

    Possibly Google Earth coordinates as I’m going down that way soon and would like to see what a farang living here can accomplish.

    I think anybody who can take on such a task is at least brave and certainly deserves a decent amount of respect .

    But 31 houses completed and you can't put just one single photo on here ?

    Come on !!! You start a Thread and people are interested enough to read it .
    That's what you wanted . But look at every story here . People want photos .

    They want to look at different styles . Different locations . How problems are solved - or circumvented .

    You MUST be able to put up one photo .

    I'm interested ..... but I'm not driving from Korat to Rayong to look .

    Good and bad worldwide..best conscientious artisans in Thailand tend to be female?
    However would suggest rent out your properties for a few years..ie..not sell. Use property capitalization as security for mortgages to build more?

    you are right . We open our company up with lawyers, and then went to the goverment development business office in pattaya and registered for a property developer permit. Then we went to the orborto and ask about the land we wanted to purchase , if we could build out village . After that and was granted a permit we then went to the land office and got 39 tiles divided up, which took about 5 months.out permit number is jor sor 2 No 12/2**6 rayong....

    The license is not hard to do , first you need a company , then go to the goverment DBD office and get a special objective property development .our lawyer done all this for us , a fee was involved of course. I think from memory it cost us about 20,000 baht for all to be done E.G company papers and property license

    actually I just started the tread about workers , not wanting to tell all about my village .I tried to put up a photo but it says it is too big. On the other forum when I said I was going to do a village , well people attacked my wife and said she would take the money and run . Makes one to be quite about anything and just read everyone;s posts. If you post me with you email I will send some to you .Open up another email address . I will send you plenty .Believe me there were hundreds of problems , the biggest problem was the banks... that is the customers wanting the loans , they were so hard on them . And take their time , average time from applying to moving in is about 30/45 days...

    Have to agree, over 3 mil dollars, no web site to sell or agent, no address or GPS location, no photo's.
    Could be it's a secret estate for all those special forces guys I meet when I go to Pattaya.

    OP I'm in Ban Sang Hom Ubon Issan Thailand, Google earth can find that and it's in no where land.
