    Our House Build Project in Chiang Mai

    I have been reading the great info posted on the forum and would love to share our experiences as we start our latest building project.

    At the moment, I don't have rights to post pics or links but will do when granted.

    We are building a 280m2 house - 2 floors - bottom cement and top wood - in the area of CMU in Chiang Mai.

    We bought a huge, 3 story teak house which we have taken down and will use some of it for the build - the rest we will sell when done.

    It has taken 4 weeks to have the foundations dug, the rafts poured and then the columns. Tomorrow the ground floor beams will be poured - we are using CPAC for all the cement - 350kg.cm for the beams as this means we only need to let them dry for 7 instead of 14 days!!

    As the house if off the ground, we will be using pre-poured slabs for the ground floor - the first floor is wood although the beams will be from concrete.

    Yes - believe it or not, we have a great engineer overseeing the builder, who does everything by the book and code - speaks English and provides us with detailed technical drawings for every stage! - he even ordered a compression test from CPAC to check the quality of the concrete

    We are using local builders, who are charging labour by the meter and we are taking care of all the materials.

    So far, no hiccups - fingers crossed!!

    I will try to post any info or ideas I have that may be of help to others in their building projects

    great stuff, but a build thread without pics isnt good mate, get around on the forum, post some inane rubbish or jokes, have some banter with the other members,get your count up then get this thread a started cant wait, love these threads.

    Always a good idea if you keep an accurate requisition of all raw materials as sometimes things go missing. In the past I rented old 40ft containers so as to store a lot of the more expensive materials.

    And make sure you have an agreement that if one of the contractors make mistakes ie: tiling, plumbing etc that they have to replace the damaged materials.

    I hear ya - our first house was built outside in the countryside - no worries about building regs etc.

    This house is in the city -a bit stricter - they even queried some details at the municipality when we got the planning permission.
    They do have codes etc for column strength, steel types and thickness, concrete strength, etc - our engineer used to work for the government and lucky for us is going by the book - so hopefully the house will be straight, strong, and long-lasting!!

    The engineer is reasonable - they usually charge a percentage of the house build - he is an old student of my wife's so we are being taken care of so I couldn't tell you how much he normally chargers - honestly though - whatever it was I would pay (within reason obviously) - the drawings are worth the price alone!! Every time we need to order materials, he does a spreadsheet with the specs and we then go to get quotes from the building yards

    Thats "All materials and labor?" How many sq. mtr.? Painting inside and out should be between 75 and 100,000 baht depending on size, sealer, finish coats, quality of paint and painter varies dramatically.

    What's you're estimate for electrical?

    Landscaping?

    Extras?

    why? the normal building costs including materials is usually from B7000 per sq.m. up, depending on quality

    don't understand why it comes up blank - when I click on the link I get to my albums page with 10 pics!!

    house is about 280m2 - but large roofed deck and balconies - so less walls - I am a big believer in paying builders well - to motivate them (obviously with the expectation of a match in the quality)- I used to be a contractor back home. This is the 2nd house we are involved in building in Chiang Mai - and so far I have yet to be disappointed - will the honeymoon last????

    You can just post links from your photobucket pics, use the little icon that looks like a mountainscape. The pics will display as pics rather than links.
