    Cool The Beach-House Dream

Well... its been 30 years in the making, but just possibly, my dream of a house near the beach may actually come to fruition. I finally have the budget to sacrifice (ie money that I can walk away from if it all ends in tears) and I have a list of possible candidate properties. One in particular stands out as a worthwhile target to me. It is a little townhouse located in the Pratamnak area just South of Pattaya.

Do any readers live in this area (or have spent time in it)? From what I have seen so far it seems reasonably peaceful. Is there something I ought to know, such as it being the HQ for a chapter of the Russian mafia, or it is the more violent part of Pattaya or anything to that effect?

I look forward to any input, and once the transaction is concluded, I will update this thread with the renovation photos as the renovation progresses.

    Kind regards,
    Phrakhanong

It's not bad and somewhat peaceful.compared to pattaya.... but rapidly changing. Depends what you are looking for, but I would buy there. It will be surrounded by hotels in the near future.

Before you sign on the dotted line for anything in the Pratamnak area, you should go and visit the site at various hours of the night for at least a week straight. I have a few friends that live in that area and some of them are highly pissed off about noise from night markets and makeshift karaoke bars that spring to life after the sun goes down, and keep going till stupid hours of the morning. You won't be getting to experience this deal-breaker with the usual daytime real estate showings, that's for sure. Caveat emptor.

Same goes for any were in Thailand, No zoning laws.
I brought a nice quiet place out side KK. within the year the neighbors had built a laundry.
Had folk dropping of and picking laundry most of the day, fights over parking.

Night mare!, got out after having a gut full and moved up to Udon.
There canít be good living where there is not good drinking

    Good advise.

Go look at all times of day and night.

Look around at what the fekers could build or get up to in your area.

I found a lovely quiet place and it is around three in the afternoon but at six am the Kuntz love to fire up their kangos before the sun gets to hot.

Better yet, rent in the area for 6 months to a year, prior to purchasing.

^ Now that really is excellent advice. There must be countless people living in Thailand who wish they would have done exactly that before deciding they'd found their "dream home" and buying it.

Even 4 years ago when I lived in that area, it was like living in St. Petersburg (but a tad warmer).
